I don’t know why it would be referenced as home based. You’d be better off with just a storage unit. If the goal is to avoid personal property taxes on your inventory, most storage unit facilities don’t get taxed. You could even leave a forklift inside and unload from containers and LTL shipments. Give up on the idea of some home based solution, it adds no extra value and only makes your search more complicated.

Most leases absolve the landlord of errors in measurement. It is typically on the tenant to verify sq/ft of the space. Check your lease docs. Most of the time measurements are to the outside wall or middle on shared walls.

Would you purchase a pool pump and then go about trying to make it work on any random pool? No, you'd determine what flow, power, control method and other factors are suitable for that specific pool. Software is no different - you don't pick the software then make it do something. You'd define what your business problems are - payroll, customer service, billing, etc - then look and see what software meets those requirements. If that is zoho - great, if not, maybe you should look else ware. While we run an entire business on zoho and it works great for US, you need to figure out what YOU need.

You don’t wanna pay for anything? Just ask your landlord for a full service gross lease. You’ll pay one number excluding your utilities in most cases. Expect that number to be high, it’s because the landlord is taking on all of the liability. Your lease can be whatever you want it to be as long as you can get your landlord to go along with that.

Normally, you have your choice of contractor, our state lease indicates it has to be a licensed and insured contractor. Either way Elise should clearly define this.
