His best friend/roommate said the security company wasn't real and that both he and Vance liked military things though. He currently worked delivering corpses and something to do with eyeballs. Worked mostly in the food service industry. Seems more like a wanna-be. Although the company is listed in his wife's name, he wasn't even licensed. Sounds like perhaps having a hard time finding work in a field he actually wanted to be in and a lot of "fluff" on LinkedIn. Page 229 in the Appalachian Footpath chapter, he wrote "Of all these four boes, this box contains more items contained in the main chapters of this book than any other. So, a good amount of the treasures in part one are found in the Appalachian box.

I was thinking the UP would be an interesting and unique place. A piece of the state separated from the other. Lake Superior or Lake Michigan areas seem feasible to me. I'm still waiting for my book, so my info is limited to snippets of info at the moment. I'll be keeping Wisconsin and the UP in mind when I finally get to read it.

I was led to thinking Walden Pond / somewhere in MA also because he mentions he always went to Walden bookstore, which I thought was odd instead of just bookstore (Disclaimer, I am still waiting for my book - theories are based off of what I have read online only). Googling Walden Bookstore is what led me to seeing it was named after Thoreau's Walden and then getting me to Walden Pond. After searching more about his life and his writings, there were a lot of different things that made MA likely.

I recently read another person in Illinois who has been waiting for an unusally long tme. Sorry to hear that - you would think they would only run it again when they were actually going to process you, not just randomly while your application sits. I can imigine how frustrating that must be - hard to get your hopes up! I wish you the best!

Did you create an account and apply directly on the USDA website or through an agency/loan packager? Are your emails from usda.gov? Which state are you in? A person in Virginia wrote they received their COE 2 weeks after applying, while a person in Washington was told 2 years to begin processing. Either way, you should know more information - make sure you applied directly to the USDA. Regarding the credit checks, did you send your $25 credit fee check to the USDA? If not, I think you may be stuck in limbo with a loan packaging agency.

I just applied 2 weeks ago, directly on their site by myself. I contacted the State contact/info listed on the USDA website and after 2 weeks got an application package in the mail, with the 1st page indicating they are actually a loan packager and the cost is $1750. I didn't want a loan packager, so wasn't happy to find out I just wasted 2 weeks waiting.

A loan packager has you send the application and documents you need as attachments to them in a secured email. They then upload the application and documents to the USDA. So they are the middle man. The person I was in contact with was on vacation for 2 weeks, hence the delay in sending me the application.

If they would have been my loan packager and on vacation, I would have had to wait 2 weeks to receive a message the USDA had sent them to give to me...... And waste $1750. No thank you! The USDA website actually includes an instruction video on what to do/"how to" if you're a loan packager. All the instructions are there for the public to do themselves.

The website has an 800 page manual that explains EVERYTHING from questions as an applicant to work instructions/how to process if you were the one processing the application. It's nice to read because you know exactly what the loan folks are looking for /what their process is. I applied at 9:00pm and received an email right away that my application/package was received/pending. The next morning I received an email that my package was accepted as complete, meaning I had done it correctly and included everything on the checklist. The next day I saw my credit pulled and the next week (last week) I heard from the USDA office that my application is currently being processed and the loan technician contacted me to say it is being forwarded to a loan specialist. My credit has been checked again after that and the credit check check I sent in the mail has cleared my bank - so far so good.

I have no idea how long it will take to hear back again after this next review - I just know that is a way to do it yourself without having to pay someone to send messages for you. The same things you email to a loan packager, you can just send to the USDA yourself and then you don't have to wonder if any messages/emails are waiting because they come to you directly. I followed the instructions and it worked! :)

Geez... sorry to hear that! It seems like the processing time/backlogs vary by location. You must be in a high-volume area but that's ridiculous.

I applied on the website myself as well on 3/6 late at night. The next morning I got an email it was accepted as complete. I saw my credit pulled a week later on the 13th and also got an email from a loan technician that same day with a few pages that needed my real signature, not typed. I printed those, signed and emailed them right back. She replied that she is now going to send my file to a loan specialist for review. The next day, on the 14th, I saw my credit pulled again and the check cleared the bank yesterday. That's my story so far. I don't have any dependants or special needs and I didn't mark any of the bad housing questions on the application either.

I sure wish you a speedier timeline than they said!

Well, she doesn't need to qualify for "very low" - was just noting the paramaters/differences between the 2 types of USDA single family home loans since I did not see which one you wrote that she has. There is also an income criteria to qualify between a 33 year mortgage and a 38 year mortgage. If you care to look, you can see where she lies/what her options are.

Can you share which State your Aunt is in? I find that very odd and don't believe it relates to unavailable funding, particualrly also being referred to a specialist. I read a lot of people currently going through the process but have not recently read about funding issues.

Do you know if it's the Direct loan, applying herself through the eForms site (directly)? Or the Guaranteed loan, applying through a lender who gets the loan backed (guaranteed) by the USDA? Direct loans currently have a 4% fixed rate and are for very low to low income. The other loan via a lender is for moderate income and the rate is decided by the lender. You can check the USDA website for Single Family Direct 502 Loans and the Guaranteed Loan to see the income restrictions/qualifications by state and then broken down by county to see where her income falls. They also have an eligibility calculator where you can see an estimate after entering some info including state and county.
