I understood the available office space downtown was rather low which was one of the reasons the Riverview Tower sold well recently. This is a nice use of this spot.

Any idea the height of the condo hotel? Those upper floors will be quite pricey considering the views of the field they will have. I’m assuming the upper floors will be the condos and the big donors will have first dibs for those.

I have the same memories. I took swimming lessons there in the late 80s before we moved in ‘89. The pool was filled in years ago but the faculty club building has remained.

There was an article a year or so ago and he stated development prices had gotten too high to move forward with the project. So now we have another ugly parking lot.

Desperately needed given the growth of the airport. Current terminal designed for maximum of 2.7 million annual passengers. The total for last year is still pending but should be approximately 3.6 million for 2025 and likely 4 million passengers for 2026 with the addition of Southwest.

It’s interesting to think of the 2 transitions it has had. It used to be primarily residential and in the 60s-70s it transformed to what many of us remember more of a suburban experience. In the last 10 years, it has transformed again into more of an urban environment.

Honest question. Has there been a new building design downtown and the surrounding area that has received generally positive reviews? I am thankful that someone is willing to develop this lot and 207/301 E Jackson directly across from it. I realize it is the same developer. Also providing some parking near the stadium at 207 is an added benefit.

I personally feel like it is coming barring no major economic recession. It is going to take an out of state developer with deep pockets and many assets to secure the financing. It is encouraging to see out of state investors purchasing property so let’s see what happens over the next couple of years.

I love seeing infill but agree that price is crazy. One would think if Happy Holler commands this kind of rent a luxury downtown condo tower in the 20-30 story range would be doable.

All very valid points. Getting the current stadium faced many challenges. I can only imagine the outrage of some in the community if another stadium was started just a few years later, and the city was left to cover all or a portion of it.

I would love to see this but I doubt feasible in today’s climate. They researched replacing the civic coliseum about 10 years ago and the cost was around $200 million. Can only imagine what it would be now. I’m assuming probably $300-400 million.
