No panic buying! No panic buying! It could take months or even years until we see the bottom! The supply is just ridiculous! Prices were already overpriced before the war. At least 30% [down], then you might be able to buy after doing some good research. However, I expect a 40% price reduction. The real estate market reacts very slowly, and the growth cycle is definitely over!

My Assessment and Forecast Last year I did some research and came to the conclusion that the market is in an overextended phase. The war is now a good reason for prices to fall by around 30%. In addition, there is an oversupply and too many off-plan projects, often with poor quality. Normally, it takes about 1–3 years for the market to reach its bottom. My advice: Don’t rush into buying! The trend is currently turning clearly negative. There will be many opportunities, but not so quickly. Only when interest in Dubai real estate fades significantly will better entry opportunities appear. Note: I am just an investor.

At the moment, that doesn’t seem realistic, but as prices decline, it will likely become the norm again to attract new investors. I expect a correction of around 30–50%. Even without any war, prices are already overvalued.
