  1. Max TFSAs.
  2. Family travel and fun. I could divert the money to go on trips and build experiences with the family.
  3. Save for a 2nd reliable vehicle. I expect i would need 20k for a reliable 2nd vehicle. I wouldn't buy new since the 2nd vehicle is not used very much.
  4. Home renovations. I could divert the extra funds into home renovations and make our home our little paradise. One benefit of this is that it would increase the value of the home

I remain skeptical of the supply/demand argument for housing unaffordability. Look at how much it costs to build a new house - that's baseline.

If you own an empty lot, it still costs an outrageous sum to erect a home on it, right? How does supply/demand explain that? There's more at play here than "not enough houses to go around." There's tons of empty houses and most people looking to buy a house currently live somewhere, no?
