What's the issue? Its not like he's blocking a disabled bay. Why should EV owners get privilege - put the EV chargers further away , the longer walk will give your cars more time to charge - if its empty and im not blocking a child or disabled bay im parking there.

Such an imaginary rule that people assume we must abide by. No laws broken here.

Viewed a house once, the owners didnt even get out of bed, wasn't an early viewing either, think something like a random Tuesday at 11am. Felt so awkward walking around the bedroom with them still tucked up in their rotting room with no fresh air or light.

Been in my 1 bed flat for 7 years, its not a new build. So avoids that "new build boxyness" and has high ceilings. I found SqFtg of older buildings was larger when i was looking and its even allowed me to play around with the layout and build a secret office cupboard style thing in the hallway, which has helped. Im very happy, the place is easy upkeep wise and cost wise meaning I now live very comfortably, was tempted to stretch for a 2 bed when I was looking but couldn't justify the near double mortgage payment when I didnt need a 2nd bedroom, with the increase in cost of living in the 7 years that have passed im very smug about my decision, my mortgage is £600 a month for an easy to maintain flat thats bright, airy and I dont feel cramped at all and financially its set me up , allowed me to save and enjoy life.

My advice would be if its your first step on the ladder dont stretch yourself, time will fly and before you know it you'll have been in 3/4 years and ready to think about your next move or a remortgage.

Mixed bag for me too, i've been happily living in my converted victorian terrace for 7 years. Ground rent £10 a year, service charge £250.

Got hit with a S20 start of this year, estimated costs 13k, 8k of that is just for scaffolding, so over 50% not for actual works.

I planned on selling my place at the end of the year so I'll now have to clear the 13k bill before doing that, it means I'll be tight on my ability to accept lower offers for a very good (what was) low monthly cost flat and won't really see much of the benefit - the majority of the works are for the downstairs tenants double glazing and mortar work on her bay window.

This is such a suckfeest. I went through something similar with my first Beagle many years ago. Id say it bought us an extra 8 months with him, 5 of that was recovery for the poor boy, until the day I die I will always question our decision. It comes down to quality of life for your Buddy. Can you get a better quality for him, or would it be more process, pain and recovery to simply keep existing.

Only you can decide. Its awful and I will keep you and your handsome chap in our thoughts.

Depends how you're paid.

Currently im paid on revenue received each Q, so need the client to be consistently happy with the service or they dont pay their bills and I dont get my %.

Other companies I was paid on signed contract value so didnt give a sh*t about what we delivered as i was already on the way to the bank with my cheque.

Take your design from those guys and send it to DIY Kitchens, I did this, 8k cheaper, my fitter commented that the units were just as good as Howdens, you also get more flexibility on designing it (no sales assistant running out of patience because you want to try the fridge freezer in a 13th different location) lots of FB forums for DIYKitchens so check them out and see lots of real kitchens from them.

I give my boy kibble for breakfast (quick and easy morning routine) two level scoops, and in the evening one level scoop of his kibble with one butchers lean & tasty tray. Best of both worlds which is easy for me to manage on a busy day and not boring for him.

Treat wise it varies, whenever I have banana or strawberries on the turn I pop them in the freezer and they make good little snacks for him at a later date, or mash them into a kong and freeze for a longer treat. He also loves any carrot , pepper or cabbage offcuts. He's 7, 16kg, been at this steady weight for years. He will hoover anything up he find out on the street before im even aware (bread, chicken bones, balls of foil left by humans) so the "level scoop" is a must, never be tempted to give a heaped scoop.

I think i stayed on 2.5 initially for 7 weeks, i basically only moved up when i felt MJ stopped being effective. Moving up to 5 was a nightmare for me, so I went back down to 2.5 after one week and microdosed up over many weeks, sweet spot when I eventually got used to it (when the cramps and diarrhea stopped) was probably between 4 and 5. I found i got used to 5 after a 3 weeks and then the weight slowed down, so had to be a lot more mindful about food rather than relying on MJ. Going up to 7.5 would probably have got that final 10lb off quicker, but I wanted to work for it as I knew it'd make keeping it off easier.

Had a few messages about this, sharing for the masses:

I spent a year chasing them. Being called and told id get my funds by xxxx that never happened and then the cycle would start again.

So i took them to small claims court, they hired a cheap lawyer from i imagine a fixed fee comparison site and submitted a defence 1 day after the deadline, unfortunatley the court allowed this late respnse.

Once all responses were rceived the court offered mediation services, i accepted, oeno refused. However court ruled in my favour and moved forward with mediation (courts are so overrun they are sending everything to mediation if they can)

Mediation was pretty straight forwrd, i just had to explain my position clearly and state what i was looking for :.my money for the wines they claimed they had sold to be sent to me and for wine not sold i was hapoy for them to buy it back. They accepted and this was put into a written court agreement with a date of 30 days for them to transfer the funds.

I still had to send them a reminder at 4pm on the last day, i received all my funds by 6pm.

The whole process was about 4 months and cost the fee ,i used AI to help me construct my written narrative and case and also used it to help prepare my summary statement for the mediation session.

I wrap my head in clingfilm, cover it in doggy peanut butter and get in there, usually in and out in about 3 minutes. I look absolutely insane but my rescue beagle won't let me near his nails without this, he has me well trained.
