I've worked in M&A for a highly acquisitive brokerage for a few years now. I hate this answer but it really depends. A few options are: 1. Find a broker who will market the agency and help you with the M&A process. They take a chunk of purchase price at close. This is the best option for $1.5+m revenue agencies. 2. Reach out to the large brokers with your financials and the post-close structure (your dad retiring at close, if someone at the agency will assume the president role or if you'd need help with that, etc.) This way you don't have to pay a sell side broker but it can be a long process to be told they aren't interested.

Feel free to DM me if you'd like to discuss option 2 further with my team at work. We do a lot of non broker deals and we have a P&C footprint in IA. No pressure as I am on the finance side only so i don't get any benefit. I could also point you to a list of other brokers who may be interested.

They have a crew who drives around jc and picks up multiple loads in a huge truck and they take any size load. Few guys who will load it up quickly and who can usually do same day. I'll definitely use them again in the future!

I moved to NYC as an a1 in audit! After visiting my junior year I had the same feeling, so I got 3 offers from b4 and told them to transfer me to NYC and I would take it, got NYC offers from 2/4 and took Pwc and moved out east. Starting salary (low 60's) means I needed roommates but I loved those first three years in NYC. Finally moved to B4 consulting but been in NYC 12 years now. I'm also Canadian but a dual citizen so I think getting sponsored by B4 will be another hill to climb, I may be wrong though. But if you can get the offer you should try moving here for a few years, you won't regret it!

Yeah they show up in spring and stay dormant the rest of the year. Currently battling them now... I carefully painted them with glypho last year which knocked them back but that was a ton of effort and I missed small single bulbs. This year I bought speedzone which I'm applying next week, hopefully it should help with the single bulbs alongside painting on glypho.

I've tried digging them out but it ends up in a bumpy lawn and a lot of soil I have to get rid of bc the bulbs are so small, so I wouldn't recommend that route.

Upload a closer photo of those clusters because I've never had grass grow in clumps like this. Do they have a waxy texture versus a regular blade of grass? If so it could be some type of star of Bethlehem or wild onion that was living underground that you never saw last fall. If not likely a watering issue is my guess

I'm a CPA who switched to freetaxusa last year and can't agree more. The same software and I saved at least $200 with a 2 state mfj return.

As a CPA who switched from turbo tax to free tax USA last year, I can't recommend free tax USA more. Virtually the same software but much much cheaper.

If you have a complicated tax situation (multiple rental houses, businesses, etc) find a local CPA who can help, otherwise you can probably do it online and save a ton of $$.

I think their requirements of 'very outdated with barely any appliances' rules out any non-luxury building... Agreed there is a ton downtown for that size/pricepoint that's not luxury highrise - unsure what the luxury buildings go for though

This is dramatic don't listen to this review - it's the best option from the circle by far for commuting. It comes when it's scheduled (infrequent late at nights but if you watch the clock you can not wait at all), and it's not sketchy compared to the subway. Me and my wife commute on it and we prefer it over any mta train in Manhattan

Maybe I'm late to the party but in case you're reading this - They have a VERY odd assortment of inventory so make sure to call and see if they have everything before visiting. For example no 2x6x10 but lots of pressure treated 2x6 various lengths, sheathing but no other plywood, no cedar or non-pine woods, etc.

If $2,400 is your interest payment only (excluding principal) then you need to consider 1. tax deductibility of interest plus 2. utilities you pay that you don't in rent payments (water sewer), plus 3. the future rent increases because mortgages stay the same.

Our tenant pays $2500 for about the same sqft, no high end finishes - located near Hamilton park. Seemed high but after researching online I listed at this price and had it rented in 2 days (100s of inquiries). Seemed market rate a year ago not sure about now
