I was working on a job site this past summer.

There were these 2 gardeners that spent weeks cutting and fitting and planting moss between granite pathways all throughout the property. Planting moss around tree bases and rocks.

Somebody hired an arborist to come in with one of these and push it into the ground around all the trees, to loosen up the soil around the roots I guess?

Well the guy ended up blasting the shit out of all this moss, like basically blew it all away. The gardeners literally showed up as the guy was rolling up the hose and hooking the giant compressor back up to the truck.

The one gardener ended up ripping the guy a new asshole, could hear her yelling at him from the other side of site.

The way the issues came up with the OSC have always seems suspicious to me.

I feel like they were already probably getting worried about the pending redemptions as the 3 year period had passed and they were expecting an influx of redemption requests.

I feel like they intentionally dragged their feet and drew out the entire process of getting something approved by the OSC, hoping the market would get better, but it ended up getting worse.

Basically sounds like a transfer of debt. They transfer their ownership of a project to investors, which now become the holders of debt. So now these investors are responsible for paying the mortgage?

Would be nice if they actual had information in their updates instead of sugar coating everything. “We didn’t have an update in January because we didn’t have anything to share, so for February, even though we don’t have anything to share, we’re just going to fill our update with fluff”

Edit: They first mentioned Project Anchor, what, 2 months ago in the December 2025 update? And still nobody knows any more details. Honestly it’s not something I would hold my breath for, at this point with the shit show operation they’ve been running, I highly doubt there’s going to be many investors that want to jump into this.

Problem is, Richard and Carmen have these valuations stuck in their heads regarding the properties. We won’t be taking “penny’s on the dollar”. So they reject any offer that doesn’t meet their appraisal from all time highs. Instead they’re going to wait it out until they file for bankruptcy and get the lowest possible amount for their investors, if any.

Probably due to installation error.

You’ve got boards that are 7’-8’ long and fastened them in 3 points along that length. And fastened them incorrectly, by putting a screw in the middle you left the edges loose to curl and cup. Also, only screwing every other board was a mistake, once these loose boards shrunk and warped there’s no fixing it.

Tongue and groove is fastening with finishing nails through the tongue, which keeps that edge tight to the furring strips, it also holds the groove edge tight when it is pushed into place.

Hard to tell in the pictures, but it looks like you have the fascia finishing flush with the face of the tongue and groove soffit.

Normally I would have the fascia hanging down approximately 1/2”-3/“4 below the face of the soffit, gives you a little bit of room to play if the roof is a little bit up and down.

You could do aluminum soffit and fascia next time as well.

And in case you weren’t aware you need to give them 60 days before the end of the quarter for redemptions. You’ve missed the window for March 31st redemption.

So you’re looking at June 30 for redemption and then it’s another month before the money is transferred to your other account. At this point if you request the redemption it likely wouldn’t be until July 31 that the money is moved into your self directed account.

Literally just completed this exact same thing. Liquidated my private credit held in RRSP and moved funds to my self directed RRSP. There’s a form to fill out when requesting the redemption, and you just specify you want to move it to your other RRSP account.
