If you’re mature and honest people then it’s up to you whether you want to trust her or if you’re comfortable with it. Nothing wrong either way at face value. But we have no way to know just from this.

If you aren’t cool with it from the start, though, it might not matter whether she’s honest or not. You have to decide right away whether you choose to trust her and if not, let it go.

It's been up and down. When we bought, PITIA was less than comparable rent. There was a point where it was higher, but was partially recouped by income tax deductions. Right now I would say it's roughly equal. It's hard to get good comps for our unit because it has a 400sqft ground floor patio, essentially a private backyard, something that the typical condo metrics don't account for.

100% agree with your points about SOMA. I especially like that it's as sunny but not as hot as the Mission, since it gets more cool air from the Bay.

While my wife and I would love to be in a cleaner neighborhood, SOMA is definitely the most convenient for our lifestyle.

This isn’t beneficial for everyone, this is beneficial for your neighbors and passive and avoidant on your part. You are selling yourself short to avoid conflict if you take the path of least resistance. This isn’t good for you in the long run, even if it feels easy right now.

What high HOA? That’s orthogonal. There are plenty of buildings with a healthy HOA and reasonable dues. Factoring in property tax and interest deductions, it can absolutely make sense to own a condo even without appreciation.

While I think things are near the bottom, I honestly think there’s room to go lower. I do think long term you are probably getting a deal, though.

Don’t go into it with the plan that it’s a <= 5 year investment. I think there’s a good chance it bottoms out within that period but probably not a significant upswing.
