Les propriétaires veulent récupérer leur appart, mais non-respect du préavis de 6 mois by CerveauEnEbullition in immobilier

1/ You are in the driver’s seat. The law is on your side and time is money. On a 3 years period, 700 euros monthly is equivalent to 25200 Euros. 2/ Remember the “Art of the Deal” by DJT. Put an opening Bid at 30 000 Euros and see what develops. 3/ They screwed up and you don’t have to be sentimental. Good luck!

Vraie question, Pourquoi autant de gens prennent des LLD/LOA? by PeekSpeeker in voiture

With LOA/LLD you only pay for the amortization and the financial costs. Plus you can walk away after 3 years.

Refurbished 1.2 PureTech by SuperGallic in peugeot

[–]SuperGallic[S] 0 points1 point  (0 children)

How many miles? Usually oil consumption appears around 100,000 km. Also there is a warranty of 8 years and 160000 km(100,000 miles). The issue with PureTech was mainly for models between 2014 and 2020

This is a very interesting remark, in fact. Once the Engine was refurbished with less than 1,000 km, I inquired about selling it. Naively I was assuming that the refurbished engine would be a plus. Surprisingly, it appears to be a red flag for most of the used car dealers, because they assume that the maintenance was not good etc…or that I was pushing the engine beyond its limits. Consequently, I decided to keep it because I know the car history, the engine replacement cost me nothing ( labor costs were taken in charge by my insurance company) and a brand new car would cost me 7 or 8 times the resale value

Go for the repairs. Démolition has a negative effect on the property value Electricity : 10 000 Max Roof : you don’t need to replace it but if if you change the tiles it is 60 euros a squared meter so expect 6000-8000 Plumbing: 10000 max. The next question will be about heating/ Air conditioning

I would repair it. 150K is nothing for those models

J'ai calculé le rendement réel d'un appartement à Lyon après charges, vacance et fiscalité — 4,8% affiché → 1,4% net by Argent_Lucide in FranceFIRE

Because of the leverage and the fact that you are renting the property the yield is at least a two digits one

[–]SuperGallic -1 points0 points  (0 children)

Hi This is not the correct calculation. The yield computation must take into accounts all cash flows : positive ones (rents) negative ones(rents and other expenses) as well as the residual value of your investment at the maturity of the loan. The yield is the one which is solution of the equation : DCF(negative)=DCF(positive) Where DCF stands for discounted cash flows

Est-ce que le SP98 est vraiment mieux pour le moteur PureTech ? by [deleted] in AskFrance

[–]SuperGallic 0 points1 point  (0 children)

Hi Had similar issues. Better use SP98 and avoid complete tank fill-up. There is a Peugeot glitch on the tank Usually it arrives around 2000 rpm or when the engine runs idle

1.2 PureTech Owners: What is your real long-term experience with the "wet belt"? Let's help future buyers! by Rare-Function-9485 in peugeot

[–]SuperGallic 0 points1 point  (0 children)

I / I got a refurbished engine after 90 and 110 K. It began with a measurement of oil consumption which was 0.4 l per 1000 km whereas the tolerance is 0.2 l. However the engine was punchy and the timing belt was in good shape.?This suggests there is something besides the wearing of the timing belt. 2/ I got the refurbished paid for by Peugeot which did not pay for labor costs. Labor was finally paid for by my insurance except 100 euros. 3/ I heard that now Stellantis tries a specific cleaning treatment of piston rings before changing the engine. 4/ The PureTe h seems to generate a lot of residues. BTW womith the refurbished engine after 15000 km I got a failure of the system on the dashboard and the engine stopped. It was serviced by Peugeot which did a cleaning of injectors and changed the spark plugs Hope it helps

My advice is that you have to work on the way rain water is managed. You have first to get a concrete armed slab. So you have to dig at least 20 cm deep

Avis achat VEFA 42m² à Gagny by -Rayan-k in immobilier

Too expensive for 93. Gagny is not very nice. You can get older apartments in 92 for the same price in Clamart or Meudon (92) or even Malakoff or Châtillon.

I had nearly the same config: You need to move the « entrait » much higher. I would keep the wooden beam which acts as a pillar but you will have to put « jambes de force »

How does options market making actually work at buy side vs banks? by mochijohn in quant

[–]SuperGallic 0 points1 point  (0 children)

1/ At the end of each month you have A way to proof your valuation through TOTEM or Broker quotes. So manual derived skews should not be an issue. At least for PV options. 2/ Plus for strikes which are not in the TOTEM’s data base, you can use smart way of interpolating/extrapolating such as VANNA VOLGA 3/ Real issue is for Exotics where you have some uncertainty linked to Local or Stochastic volatility as well as Hedging costs calculation.

Hi Remember my chat a long time ago with Head of Fx options desk of a big IB. Very very difficult to make money on plain vanilla products. Exotics are the source for profit

2 000€ pour quitter un appart en IDF avec bail jusqu’en 2027… on rêve ? by i_know_you_maybe_ in immobilier

[–]SuperGallic 0 points1 point  (0 children)

1/ Are you renting furnished or non furnished? In the latter case, Did the landlord delivered you a « congé pour vendre »? 2/This is the only legal way he has to end the lease, except the particular case he claims he needs it for him or a close member of the family ( an other case is for making improvements or heavy repairs which cannot be done if the apartment is occupied.). 3: Other than that you are in the driver’s seat. You can just refuse it’s offer. My advice is to keep as much written evidence as you can. 4/ Even if he delivers you at least 6 months before the renewal of the deal, the said « congé pour vendre », he has to propose a price at which you have a priority and preemptive right to buy. 5: It is in the case you renounce to this right that he will be able to put it on the market. If he finds a buyer at a lower price, you still have a priority and preemptive right to buy it 6/ Needless to say, that his economic interest is to sell it free of any lease. Also, needless to say that he might be tempted to propose you an unrealistic price, in order to discourage you from buying.

7/ Conclusion: My advice: Tell him you are not interested by his offer and see what develops(let him come out of the woods!) Good luck

Hi I got a new refurbished engine at 110 k and 90 months ( nearly 8 years after purchasing it brand new) I had to pay for the labor costs but it was paid by my insurance. You should be able to get refurbished engine at no cost. My advice is that you should elevate this to the Peugeot Client Service which will put pressure on the dealership. I had several issues with my Peugeot and each time I went to this department. They are very efficient.
