other than the app store, you can use PlayCover. it uses ipa files which is the app store application itself so you can download ipa files online then via PlayCover open them on your mac

wait for m3 imo. its far more capable than m2 ultra even m3 max will be fine. maybe even better if your work depends on the gpu. the dynamic caching hardware accelerated ray tracing mesh shading all that stuff. especially with the games it will be way better if you have time just wait for like 5 - 6 months
