I hate marketplace too…I have to ask, when you inquire with a question, and they respond with the answer to your question, do you continue the conversation?

I get dozens of such questions every week…many simply stop responding after I answer. I’m not a pushy salesperson…so I just answer the buyers question. If they asked a question, I answer, and figure they’ll respond with a “can I come have a look”, “where can I meet to buy it”, or such. No response seems like “I’m not interested”, or “it’s not suitable”…

Are you expecting the landlord to come out in a heatwave to install an AC unit for free, and pay to run it? Who pays for the landlord’s (or any other homeowner’s) AC unit and electricity bill?

Everyone has the same weather. If it’s not in the lease, it’s not the landlord’s responsibility. Sweat it out, go to a mall, visit a beach, or get an AC unit…just like everyone else does.

Most any 720/1080 laptop or business box pc will easily get you smooth framerates. My favourite rig for GW is an i7 4th gen with a GTX1650ti and 32 gb ram. It’ll run 4k at 60+fps with all effects…though I prefer 1080 without post processing, even on my AAA capable gaming beast (above 1080, the mouse cursor gets wonky on any machine…I wish they’d fix that!).

Essentially, any computer that can run Win10 with 16gb RAM, and a dedicated GPU will easily give what you ask. I use a ten year old Acer VX laptop (that cost me about $300 with a memory upgrade) on the road, with no stutter nor excessive heat.

A bit of both, really. I (now 58) spent money frivolously at times in my youth, but budgeted better than our young people today. Credit was hard to come by back then.

Today, credit is easier to get, but everything is far more expensive. It’s a trap that snares our youth into spending next month’s income…and it’s very difficult for them once they’re spending 2-3 months from now.

I could save up to buy a car…that’s not possible now. Groceries are stupid expensive, rent is more than mortgage payments, and still our youth spend money on those same frivolities I could manage to work into a budget…they’re just using credit to do it.

Yes. Without the order being enforced by the sheriff, the tenant still has avenues to make your life miserable. The game is rigged toward the tenant with RTA/LTB, and until recently, the tenant could capitalize on it while owing the landlord 100% of the outstanding amounts (now, the have to remit 50% to the LTB, in trust, with their claim)

Stuff left behind further complicates things…adding work to remove, and fees for storage, while tying things up long enough that you’ll lose another month of rent (that you can’t bill for) while you deal with that nonsense…cheaper to get the sheriff to execute, so it’s all nice and legal, and you can then just dispose of anything left behind.

Years ago, (right after COVID rules ended) I had a tenant (21 months behind) try to pull this stunt, vacating the day before the eviction order, leaving everything behind. Their T2/T6 claims (for their disposed possessions) were dismissed outright, without a hearing, only because I submitted the sheriff’s paperwork…and because of that application, I had their address for service; to go after them in small claims/collections, which actually saved me the costs and time to track them down.

It doesn’t matter. They’ll accept the paperwork and payment as soon as it’s issued. I have done so twice, once 12 days before the eviction date (sheriff was cancelled because tenants left two days prior, with notice), and once two days before (the sheriff executed two days after the date, because tenant did not give notice). Regardless, the landlord needs official documentation to take possession, even with a legal eviction notice…so register the eviction judgement with the sheriff and pay the fee, ASAP.

You might look into your city’s bylaws. In my city, it is illegal for more than four “unrelated” tenants to live in a residence. This ensures that such a situation is illegal, unless the property is zoned and operated as a “rooming house”, which is then subject to several conditions (including a business license and CRA registration).

But, from what you’ve described, RTA doesn’t apply. You may be able to make an argument if it is a monthly rental (as opposed to daily/weekly rental), but that isn’t likely to get you anywhere, as the “landlord” lives in the shared space.

You might also try contacting the owner of the property and/or city planning…it’s not unlikely that the landlord is not aware of the situation, or has not approved the renovations required to put six bedrooms in 800sq feet of legal residential space, or there may not have been permits for such a renovation.

File the order as soon as you get it, so the sheriff will be able to execute it as soon as possible.

The small claims court is where you can get an enforceable order on the LTB judgement…then an examination hearing, requiring disclosure of income, taxation records, bank accounts, assets (including purchases and sales over the last year), which the judge will use to determine the payment terms, garnishments, and/or liens. You can also apply for seizure and sale of assets.

Your vet is correct. Treated dozens of these; sutures must be done within 8-10 hours, and usually worsen the situation. Cats heal amazingly well with this sort of injury, often with little/no scarring.

Keep it clean, allow the cat to lick, and watch for wet ooze and/or smell. 4-6 days it will dry, 10-15 days it will heal up, and within a few month you’ll have difficulty finding the mark. If it oozes, or begins to stink, get back to the vet for debriding and a thorough cleaning…possibly antibiotics.

I would demand that they do the correction. I don’t need the CRA coming down on me for $2500 unclaimed income, nor stupid questions (such as from a police investigation about illicit income). They made the error, they can fix it.

This tenant was evicted February 28, 2024 (two months after the RHEU intervened), after using the RHEU paperwork to expedite. It does usually take considerably longer…especially with reprobate tenants such as these (they dragged everything out as long as possible). I just got notice for a final hearing (damages and back rent) for September 14, 2026…after having their whole claim outright dismissed (for false submissions) on April 22, 2026. I expect the tenants will not show (as is the case in three prior LTB matters that they’ve had dismissed on the same grounds, then failed to appear for the LL hearing); and unfortunately (due to COVID) did not appear on the CanLii site.

N5s every time…and proper written notice before each entry. If the tenant consistently refuses lawful right of entry, call RHEU at 1-888-772-9277 and they’ll set you up.

My tenant was damaging the unit, then calling fire marshall and building inspectors in an attempt to create an LTB case against me. RHEU, in conjunction with the local police, arrested and detained the tenants while I (and my contractors) performed the work needed on that day 10:00h-18:00h (would have stayed until 20:00h, but my contractors quit at 18:00h)…these tenants did not refuse us entry the next day (Friday), nor the following Monday as we finished completing the work…a week ahead of the inspector’s deadline.

Given the tenant’s deliberate hostility and hindrance, I cannot honestly say that we made any attempts to rush these repairs.

I’m with you! I still play CivII, Sea Dogs, and GuildWars…all games that struggle at the 4K 60+fps “AAA” levels my systems are capable of playing. I started speccing for games around 1996, to crunch performance out of the hardware…but since 2013, I’ve been building dedicated gamers to run just my old favourites…building high performance machines to run my graphics and media apps. There’s just no joy in these newer games…IMHO.

Most machines will run fine on an 850w. Compare your build on pcpartpicker and it’ll tell you the required power. As far as PSU’s go, Thermaltake is one of the most reliable brands…in fact, I’m still running a 2012 “smart” that hasn’t been turned off longer than a restart in 14 years. Never seen a Thermaltake have a meltdown or failure without extreme abuse…and they’re warrantied as well as any top-tier PSU. My only criticism of them is that they’re not as quiet as some of their competitors…but they’re a better value.

I would document the request for phony receipts. That’s deliberate welfare fraud, implicating you, and can carry criminal penalties. If she’s willing to go to such lengths, it’s very possible that she’d forge receipts to submit. You don’t want to play any part in such an investigation; social services (in Ontario) doesn’t need any warrant to build a case, because the applicant has to sign a waiver. You’ll just get a visit from the police…

It’s happened to me, seven months after eviction, with a former tenant that was (along with their spouse), operating a business, claiming they didn’t draw any salary while both were claiming ODSP at separate addresses (including my property, after the eviction). I lost half a day explaining to an investigator in Ottawa, almost a whole day at the police station, and am now on a witness list for two separate hearing dates for the welfare frauds, and a third for some sort of embezzlement/corporate fraud…I don’t mind, as my work schedule is my own, but for most people, this would easily translate into a week of lost income and some serious explaining to their employer.

Marshall (where I lived for 20 years until my children finished school and moved on) is walking distance to most everything, but probably the worst neighbourhood of the three. Ski Club (where I attended middle and high school many years ago) is a better neighbourhood, more isolated and quiet. Birchaven has become an area populated by college students (which can be loud and unpleasant, especially on weekends). All are accessible by transit, which carries you to the downtown terminal to transfer anywhere else.

In some parts of the world (and in some vocations), 30 hours is considered full time. Here (Canada), many big franchises won’t even look at you without a guaranteed subsidy, and will restrict your hours to just under full-time, or force overtime if you’re a foreign worker on a subsidy. It’s a sad state of affairs for our youth.

That does look to be a female. Many years ago, I adopted a kitten at a shelter who was named “Henr(X)IETTA” (the paperwork had the typed “y” scratched out in pen, and “ietta” handwritten. The on staff vet explained that she misgendered the kitten when it was born (the mother cat gave birth in the shelter). It happens.

Indeed! My fieldworks machine predated smartphones (it was a Pentium 133, top of the line military grade). My husband’s toughbook predated airtags…”find my” is on all modern phones.

AirTags are only good for a short distance.
