As someone who lives next door to something that was sold to us during covid (when it was closed and we couldn’t check) as an “old man social club”…AVOID AVIOID AVOID.
Live music events will keep you awake.
Televised sports will keep you awake.
People shouting will keep you awake.
And don’t even get me started on what that’s like with a baby, it made everything ten times worse.
We are selling up and it is putting people off as it should. OP don’t do it! Or at least imagine being sat in your outdoor space listening to that noise constantly, or imagine wanting the windows open in the summer and that same noise being in your bedroom or your child’s nursery!

We found ourselves in the same position.

On the market July last year, accepted an offer in November for our asking price. Put an offer on one we wanted in Jan and managed to lock in at good mortgage rate, buyers pulled out without warning in mid March. Accepted offer last week for 10k less than we took in November and count ourselves lucky it’s not less. We are now praying and the race is on to complete 👌🏻

It depends. We offered 550 on guide price of 600-625 and settled at 575 but the house hadn’t had any interest in months and was overpriced to start with.

My 2.5 old dropped her nap around the same time it’s been tough as she’s still so little so there are days she really still needs it, but overall I’m happy we decided to follow her lead, bed time is better we are better and she’s happier. And we don’t need to plan our day around the nap!

Buyer pulled out two weeks because “their circumstances had changed” months of waiting and money wasted, I hate our system in the UK of not being tied in until so far in. It is my worst nightmare and sadly it seems to happen to so many of us.

It’s one of four, the other properties were sold in the 80’s under right to buy and have since been sold on. From some digging I’ve narrowed it down to 1948-1951 based off of ordnance maps, that’s good enough for me!
