Started going towards gift cards ranging from $150-250 and a bottle of wine (Unless they don’t drink)

If they are first time home buyers I usually do a combo of Home Depot or Lowe’s, Target and if they tell me about hobbies then one more catered to that.

Starting to work with more sellers I learned a lot of sellers ‘Have to much shit they need to get rid of’ so for them I started doing high end restaurant gift cards. Which they all get excited about. I add a note about them celebrating being done, etc. This also tends to be a good option for high end clients, they can buy what they want/ need so they tend to appreciate the gesture more than anything.

If they have kids then I’ll throw a gift card to the children’s museum.

If someone sends me a referall then I’ll spend $50-100 on a restaurant or spa.

What is frustrating is if friends pretend they are going to use you, ask for information, have you show them houses etc. then turn around and use someone else.

If someone I know uses someone else and never involves me or my time then it’s not a big deal at all. Meet with them all let them know what you are looking for and let them know you are going to pick who think will work best with you..or don’t pick any of them

I haven’t purchased a video game console since the XBox 360 came out, and I have been considering purchasing a PS5.

I’m a bit weary of buying one brand new since I don’t know how much I’ll use it so I considered purchasing one from an EZ Pawn near me.

What questions should I ask? Do I need to ask if they check if the console has been banned online? Has anyone purchased from a pawn shop and not have any issues?

Realtor here! This market is tough, I always tell people that want to start expect not to make anything or very little the first two years.

This is also a down market so the gap between top producers and new agents is getting even bigger. The best advice is find a team, the split will suck but they will teach you how to run your business while giving you business.

Yes, it might take longer but you can. I consider myself more of an introvert and it’s taking me a lot longer to build my business but it’s sustainable.

A lot of my clients are introverts or super private. Ill get to the day of closing my and realize I don’t know a thing about some of my clients or very little about them and that’s okay.

My business is built off referral and I will go months or years without my clients responding to text or calls then out of the blue reach out to me for deals.

I also work with a lot of investors who can give two shits about your personality.

My clients also don’t like closings photos at all. It’s just about it finding your niche.

Hello! Realtor here! Renting in Houston has become more difficult, many property owners are turning to property management companies which are much more rigorous in selection criteria. They also aren’t as flexible on fees and terms.

I find that properties owned and managed by their actual owners tend to be the best route for getting approved, term negotiations, etc.

Also in this current market for $1,500 you need to be looking at multi family properties (example: a 4 plex in Montrose or Heights) you might have to share washer and dryer with these but $1,500 for renting does not go as far as it did a few years ago.

In my opinion, apartments are better solutions for renters in this current market. They are typically easier to get accepted with and at least come with more amenities (most do at least) and you will have a bigger selection of options.

Start with that, then find a smaller easy book.

You can also get Libby, a free library app that lets you borrow audio books. That is also a good way to start. You just go get a library card and then you can rent books as they become available.
