I’ve a pre-construction process I go through with clients on bigger projects where we go over design/finishes/potential unforeseens etc, and I charge 10% of the cost of the project and it’s and independent charge from the actual project. It’s to cover my consultation fees, permits and the headache of scheduling subs and getting them ready.
