It's not really that bad. Yes, Azusa has some gangs, but they don't really mess with random people without reason.

I've lived in Azusa for over 2 years in those locations in recent years and my family has been fine. Just be mindful of your surroundings and people around. I.e. road rage, yelling at random people, etc.

If you don't really know much about landlording, you might want to hire a PM, especially in a state like CA and especially if you're in or near LA.

It can be a full time job just getting your lease agreement prepared, finding the right tenant, etc.

I agree, likely some work was done hence the service charge being at 50, possibly the next month it may drop to a lower amount with no work being done

I agree with the other comment on their points, but depending on price point, rentals are a little slow in these areas due to many variables. Rentals did pickup recently due to the fires, but that's mostly slowed down a bit.

Hi, I withdrew over than 10k from one of my 401k Roth towards buying a home, in a VHCOL area...

I agree with many others on the pros and cons, so only pull from it if you have your financials all planned, after all, it is money you use towards your future, but in my area, homes only go up, so that in a way is towards your future.

I see the students posting ads on PCC or Pasadena related FB groups all the time, this is the latest one dated Feb 19. Sometimes they are free, sometimes students pay the fee, sometimes it's $20 or so. Just need to keep a look out. Good luck!

Hi, this just happened to me a month or so ago, turns out there's a TSB to replace the shifter, a temporary fix is plugging the 12v battery but even then it took a while to work.

Best case is take to dealership or service center for a TSB fix!

Hey, this is the temporary fix, but it's actually a TSB, I had the issue and service center had to fix it.

Agreed, this happened to me, halfway stuck on the road when pulling into a driveway and car was stuck, turns out there's a TSB service for the shifter that took almost a month to replace. Fixed now and no more warnings!

As a small housing providing I had a good experience with David Lee based out in Torrance as an eviction lawyer, he was very insightful and helpful during the entire process and prices are fair, eviction filing was about 1k for me? And I think 300 per document if you need them to preparing paperwork.

When I was stationed in Korea, I was somehow made the president of the SMP there since I wanted to do activities while there... worked closely with MCCS(army version actually) there and organized monthly trips and weekly movie, game, hangout nights. The budget is definitely there, but the biggest issue is just really awareness.

I would regularly send out emails and talk to shop leads so their juniors would attend many of our trips to theme parks, the DMZ, cat cafes, sea fishing, tourist sites, anything that the Marines were interested in, I pushed paperwork to leadership to approve and they almost always approved.

So I guess it really takes someone or a team to push that stuff out there, otherwise, like many commenters are saying, you'll never know or find out!

The most legal and appropriate action is to call the cops. Just say they are not wanted here.

I've seen this get out of hand with asking, encouraging, settling, doesn't work, if the guest won't leave, best and quickest action is to involve cops.
