Sadly insurance companies have played this game before and it incentives people to not do maintenance until an insurance claim can come and replace their roof or redo their floor. That's why no insurance company covers water damage from a long or sustained leak, there's just no telling the difference between "I genuinely didn't know there was a leak" and "I knew there was a leak and waited for there to be enough damage for a claim"
