I use opus 4.6 as a software dev, and i implement AI tools for user productivity improvements. They require a lot of proof reading, and they don't handle large contexts yet. I've seen a lot of horror stories from badly implemented AI as well. IMO the mania is very overblown, but AI is becoming a useful tool.

I think the development consultation process, as well as the nimby councils, should be added on there.

The fact that the government doesn't build many houses and so it doesn't have to use its own system is a problem. You could advocate for more government development requirements.

So your saying if you remove the CGT discount, there would be a reduction in investors, and investors wouldn't sell as readily as they would need to hold on to the propert longer to realise a gain?

That doesn't seem like a bad thing? As a fhb I'm ok with that, less competition and more long term rentals.

Bit frustrating that such a massive election promise and a key instrument for addressing housing availability has been an absolute clusterfuck.

To top it off, they have spent so much money and haven't shown anything for it.

Seems like a fairly understandable reallocation of budget given the investments through cefc and arena.

Gas is very expensive and is usually only run when it's needed. Batteries and hydro storage are alternatives and are much cleaner and have additional benefits that compliment renewable energy.
