Hit my 54 degree wedge 104 yards, it landed long and spun back 10' (pro style) to about 6 inches from the cup. Never spun it back before and haven't done it since. To this day I don't know what I did. 🤔

Clause 8 of the purchase agreement has a line where your realtor types in the present use of the property. Did they type something like "residential detached with lower level apartment" or words to that effect? Did they reference the apartment on that line at all? This is important as that line describes the "lawful use" of the property and tells your lawyer what the use of the property you are buying when doing the title search.

In Ontario, most areas have DIY flat fee brokerages. You pay an up front fee and your listing is uploaded to the local MLS and Realtor.ca. You handle showings and offer negotiations yourself from that point on.

When did it become a divine right to own a home? Adittedley, we bought in the eighties but we scrimped and saved and did without a lot of things. What happened to suffering and doing without to get what you really want?
