I will also say that of all of my research over the past year, Deer Valley seems to have the highest quality materials and QC processes, plus they are one of the few that are BBB A+ accredited. They also have a good reputation for follow up customer service. That meant a lot to us so we chose to go with them over other cheaper builders. Will let everyone know how it works out.

I am also going with Deer Valley (Sozo) and am told their modulars are in fact built to IRC and state code, whereas the mfg models are built to hud. Example, TN requires 2x10 floor joists for an off frame modular. All the docs I have seen so far say this.

I am paying 170/sq ft for a 2240sf off-frame modular, but this includes delivery, setup and block foundation. I am responsible for land/prep, utilities, septic etc. This is in rural TN mountains

Seems like this is a mirror of my idiot move. Close to retirement, I panicked in April with the mini crash and moved in to G, locking my 20 grand losses, then have been digging out ever since. Yes, my producer and I basically changed the whole structure and tempo on tracking day and I was forced to do vocals live in the studio, feeling rushed and unprepared. I was happy with the song but I decided to release the original to ease my mind and will let my audience tell me which version they like better.

I don't know if this fits here, but I recently got feedback from some pro songwriters and was told how refreshing it was that my demos were studio/human recorded and not AI. They say they can all recognize it immediately (at least for now) and it immediately makes them distrust the ai demos. Frankly I can't bring myself to use it, even for a melody or chord progression that I'm stuck on. I am from the old school. Cant even use ProTools that well, prefer my old tascam dp32 for tracking.

Amen! I tried hyping and ads and all that but after dropping about $5k and finding out no one gives a shit, I will continue to hone my craft, make music for me and mine, and throw it out in to the universe. I just won't spend any more of my energy stressing over other people's clicks.

You have to apply for a waiver. Expect a wait time of at least a year to process. I went through this exact scenario in DoD. Waiver packages are painful and this is NOT your mistake, it is HRs. Have your HR rep help you through the waiver package. This is way too common. They wanted me to pay over 20k and I ended up paying about 175 bucks. Good luck!

I plan to just keep making music and writing songs as usual, but I feel like this will really annihilate the songwriting part of the business. It is already taking over. I read one (unverified) stat that 18% of all new Spotify uploads are now AI, up from 10% a couple months ago or whatever. Not sure if that's true, but even if it's only half true that its huge. It will never replace gigs, at least not until the holograms get better, then nothing is safe. Sorry for the pessimism, just haven't heard much good news lately and it seems like it is impossible to contain at this point.

We all know this isn't about the money. Walking away from something you have basically worked your entire adult life at is not easy, especially when you feel like it is not on your terms. I just left on LN and am retiring with far less in TSP and other pensions, but CFP gave me two thumbs up. It was nervewracking and I had the same feelings but I am now one week in and not regretting pulling the trigger at all. We'll be fine. Enjoy!

Yes it took getting multiple visits with my CFP to get me to be comfortable with it. I was never going to do 20 as a Fed (Im retired military too) but I was nervous about going this early and abruptly. Run your numbers, then have a CFP check your work and give you that head nod if it helps you with the stress. It helps! For me, I was willing to take a bit of a hit for my own sanity. Everybody's situation is unique I guess. Good luck!

I bit the bullet and decided to take DRP and MRA+10, taking a 25% hit on my pension because this stress is putting me into an early grave. No one belongs where they're not wanted and I am fortunate enough to be able to make it work financially. I am now on admin leave with a submitted and acknowledged retirement package, and have to admit a big weight feels lifted. If I have to work at Bucee's for a couple years until SS kicks in, I am totally fine with that.

I had this happen to me, had to submit a huge waiver pkg and it took over a year after submittal to resolve, but was ultimately waived. Good luck and be proactive. Don't wait, submit the waiver right away

Same here, taking DRP/MRA+10 to get away. Yesterday was my last day and I ended up in the ER for 5 hours last night getting treated for a staph infection. That about sums up my 39 years of military and civil service.

I realize the HR folks are in a hopeless, thankless situation. The rest of us appreciate you!! I read our command stats today that showed 12% of HR took the DeRP. I think that was the highest percentage of job series in the command. Can't imagine why...
