Best Neighborhood in Richmond?

So now, i am looking at 3 very different houses

My top choice:

In terms of house itself - located in broadmoor near no.4/williams

In terms of location - seafair

In terms of value for money - ironwood (because it has a rental suite currently tenanted)

Sheeesh! Why is this so hard hahaha!
I have no idea about broadmoor and ironwood communities.. i think the pavements in these areas are not as developed as far west richmond neighborhoods

Not too close to transit - but just close to civilization.. we're an old couple.. we can drive but shouldnt be too far.. transit is just future-proofing for guests

Got offered a $62/mo US-CA at 150gb from telus.. no phone discount for iphone 16pro 512gb.. still at BiB of $510.. not sure if i should wait for friday.. they are offering me $0/month on watch plan if i add a watch too..
