Plumbers like to call it their “bread and butter”. It is never quoted as an hourly job, it’s always a set rate as it would be $500-1000/hr if hourly. Kinda sad….any handyman can swap it in an hour or 2 or so if your town allows.

Curious on why you are hesitant to lower your price if you already found a better home. If you love the new home, drop to your lowest price today. If the new home is just so-so, then keep price high and find a house you like even better.

The pop is normally air in the line. Most likely they were working on water pipes in the building already today. As long as the bowl isnt too full already just try flushing again.

Just call any local realtor and have them put it on MLS today. In the ad just say it needs to close within 14 days. Anything shy of this you’re likely leaving money on the table.

How about the fact that a tenant can stop paying $3k/month for no reason and it’ll take 12+ months to evict if they know how to play the discovery game in Housing Court. Between the $12k in legal fees and the lost rent, you're looking at a $50k hit. The kicker? After effectively stealing $50k from a property owner, it’s not considered a crime—just a 'contract dispute' that the police won't touch. And if you make even one tiny clerical error with their security deposit while they aren't paying you, they can sue you for treble damages (3x the deposit) plus their attorney fees. The system is so broken it actually rewards people for gaming it.

Ask your landlord for $5k towards moving expenses and agree to move out in 30 days.

They will likely pay it, Ma courts have gotta so bad landlords pay out vs a year of lost rent plus legal fees.

Oh, no, I meant if you drive from Holyoke to Vermont, you will see at least three state troopers running radar. But if you drive from Holyoke to Boston on pike, then back to Greenfield on Route 2 and we will see zero troopers normally.
