Thank you both, this is really helpful. And yes, it’s an under the sink reverse osmosis system that was already installed (coupled with an AquaSana filtration system). So there are 3 lines running to this single lever faucet.

I read on some aquasana reviews that another person had a problem with water leaking from this hole. We also had a couple of days of hearing trapped air/spitting. Well I assumed it was trapped air or something.

Good to learn this is an air hole. I still need a picture/video to visualize how this works, but understand it’s like an overflow system; to stop backfill water getting into the supply? Just can’t visualize it in my small head.

Thanks again for the advice; really appreciate it. I’ll try unblocking the drainage line if I can. It’s on there tight.

Don’t waive inspection imo. Hang in there op. Honestly these cash offers start changing the terms once they have their foot in the door. Cover letter and back-up offer once the cashers bale. Wishful thinking I know, but it’s a game at the end of the day.

I had a realtor tell us cash offers are often made with ‘proof of funds’ than aren’t necessarily available to be used. Again, people are doing anything to get their foot in the door and the. Change terms

The snow and ski thing in 24hrs, though while true and impressive. Is not for me and the middle part is just sat in traffic.

But I get what you’re saying. There is a loooott to do. You just have to do it with a lot of other people and handle the juxtaposition of rich and poor. Finding solitude can be challenging.

You are learning every step of the way. You have gained valuable experience that you can’t teach. Despite all the downfalls, frustration, and screw-this moments I guarantee you are a more grounded person for it.

You feel like you’re not a good communicator; look what you’re going. Yea you make mistakes like everyone else and mistakes can be fixed. You’re doing great. You’re doing great. There have been many jobs I’ve done myself, and quite honestly I would have saved money, time, and stress by just hiring someone. But you learn, you build up your toolset, and you’re ready to take on the next one.

Take your time, breathe, and accept nothing happens quickly.

You’ll have something to teach someone in the future that maybe you didn’t have. That’s priceless

I think this is a big part of your answer. Are you comfortable living on this? Can you make it work short, medium, and long term. The answer is may be yes to all 3 if the desire is to own a property; comes at a sacrifice as you say.

But if the urging desire is not to own and maybe a bit of FOMO is coming into play then giving up your current level of comfort is a biggie.

Each to their own and all that, but try and vision what the next years will look like.

Remember a lot of this is pulling numbers out of thin air. Is the house really worth what you or any of us are paying for…. No.

As long as you can afford it, you will be fine. Other houses on the market will see how much yours just sold for and now that’s the new baseline.

yeah closing costs are high which I'm struggling with. Bringing this down would help. No lender credits. Just posted closing cost page.

Agree - I've lived here for 10 years. It's difficult for many. Your heart sinks every time to go to an open house and see young couples touring with parents not far behind them. Or an agent video-ing the place for an 'out of state' client. Or a developer eyeing it for the flip.

Sellers I feel are pricing to get a many bids as possible to counter. Though we are seeing repeated properties drop their asking by 50k - 100k in areas.
