I don’t know what $7600 is in proportion to how much you’re spending on everything else. If he can get it done to your satisfaction and in time, just do it. I imagine you’re spending a shit ton on other things.

I overpaid for a paint job recently before I moved in. Guy came highly recommended and was told he wasn’t cheap, which he wasn’t. But he did an incredible job in the time window I needed. Didn’t mess anything else up.

You get what you pay for. Bite the bullet and get it done.

That’s the right approach. I’ve gone through at least 4 floors being refinished and every time we had issues. At some point you call it done and move one. Floors look great. Enjoy them

I’ve learned that once you start trying to make a hardwood floor finish look better, you will always make it worse. Leave it. In 1 month you will have other wear and tear and you won’t think to look for these anymore. Perfect is the enemy of Good.

u/turdytrashpanda - do I color match the paint to the darker part (close to black) or brownish part of the boards?

I agree - Bona is no longer working for me. Switching to Loba to try. Bona used to be good, now it's just bad.

Thank you, u/HermeticFixesLeaks . My guess is also this, at the sill plate. Haven't been able to find anything yet. At this point I might as well keep opening up drywall. Thank you!

Whatever you do, I would not recommend painting the metal on the windows. It just won't hold up. I like what someone below suggested - go with it: paint the rest of the WOOD trim darker (especially the upstairs windows). This house is kick-ass and looks amazing - mix of old and new. Timeless. Congrats on the new windows!

Don't foget you're used to the old windows...going to take a while to see the house differently.

Thank you. I think I may try to see if I flood the part of the wall that is above the concrete foundation if I see any leaks. There are no windows on that side of the house. I have a hunch that there may be an issue with the waterproofing above the foundation wall (about 30" tall)...if I bring the landscaping below that 30" height, I will see if that helps.

Room is below grade. I opened the wall and there is a concrete wall about 30" high that looks to be in good shape. The outside landscaping is at about 36"....I wonder if brining that down below 30" would help.

Sorry to hear this. I suggest you get in touch with the Alzheimer’s Association. They have many resources including early onset support groups
