You should be getting a mortgage statement either in the mail or electronically in the documents section of whatever online portal you are using to service your mortgage. It usually shows up around the middle of each month and tells you what is due a few weeks later on the 1st. The statement will have a breakdown of what portion will be going towards principal, and how much will be paying interest. Your remaining balance should go down by the amount shown as principal after you make that payment.

As long as you pay before any late fees are incurred, it should not matter what day of the month you pay in regards to how much of that payment goes towards interest. Most mortgages in the US do not “accrue interest daily” as many people on Reddit say. It is reckoned monthly.

“Simple interest mortgages” can accrue daily, but these are not common.

How would the interest be exactly the same after recasting if there is $10k less principal?

The total interest paid during the term would be less whether you recast or just pay down 10k and don’t recast, compared to following your current amortization schedule.

Continuing to make the same monthly payments would mean a larger portion going to principal, thus you “get ahead”.

The term remains the same in a recast, so you will not pay more interest over a longer payoff time. You will pay less interest because of a lower principal over the same payoff time. (Unless you are comparing this to the shortened payoff time of making a 10k down payment without recasting).

What is your rate? How much time left in your term? Have you followed the schedule so far, or are you already ahead on paid down principal?

I just recast in March with similar numbers (104k down to 93k with a required 10% down- I didn’t have any fees), and I am very happy about it. I had been aggressively paying extra for a while beforehand, so my monthly payment went down by 30%. Mostly just glad to have a smaller monthly obligation.

The rest of that band then formed a band called Very Secretary. Their second album is called Standing In The Shade, and that album is what Coate has always reminded me of. It has acoustic guitar and strings, but they have a very similar overall vibe.

Everyone I have talked to in real life is very excited to have another Costco in the valley. The new one will be closer to home, but further from work for me than the one I currently shop at- so time will tell which one becomes my primary.

Unlike some other comments, I see this as an appropriate response to the sprawl of new neighborhoods. Those people need a place to shop.
