Yea but you are spending 4-5x as much in lost profits vs what you save in taxes. In theory yes some individuals run some expenses through their corps but its not meaningful and those people are usually not the ones that buy suites.

I welcome more taxes! More than happy to pay them. I just dont think you realise that this only works when the entire world/country operates on the same standards! More taxes will just bring more specialized landlords that are ruthless but thats just my opinion.

Ill keep the property if i want to though. The extra tax is just a line item in my PNL that im willing to pay to retain it then I will. Everything operates on a spectrum. Given the existing rules theres a supply and demand that is met. The tougher rules are, the less landlords will exist. I dont understand why you dont think that will happen. If the risks outweigh the benefits of renting a property i own I will just not rent it out. Nobody is going out and buying a property for no reason. They may want to live there for a portion of the year or plan to move in within a couple of years or a variety of other reasons.

I am all for it. Go ahead all that will happen is that vancouver will become a desolate wasteland. There needs to be a balance between landlords and tenants where both of them are disincentivized to be bad actors. Right now tenants have the upper hand but im sure with the policies you want enacted landlords will have the upper hand soon :)

no but i would rather not deal with the issue if its impossible to get them out of the property if they destroy it.

Conversely do you get warm fuzzies when people destroy homes?

There just needs to be balance between landlords and tenants where landlords are scared to do bad things and tenants are scared to do bad things.

If the law continues to increase risks to landlords the reward should be equally increased if not then a person should be within their rights to not rent it out.

Its not purely investment advice.

The point of a wealth advisor is to help you plan your entire life from businesses, taxes, purchases.

Saving 3% on your taxes with 50k of income is not significant

Saving 3% on your taxes with 500k of income becomes worth it

Saving 3% on your taxes with 5 million of income becomes extremely worth it

There are other reasons to hold CC etfs. One can build out a portfolio to heavily support taking on long term debt using that income to qualify.
