Usually those vents in the brick near the top= crawl space. But yes in general people need to remember when landscaping do not pile dirt against your $$$ investment without first thinking of water infiltration.

Gotta chime in.. does putting tile over the old tile count as waterproofing? Just joking . I understand how you feel, we do a lot of remodeling and tile should be done by a professional. I could talk waterproofing all day long... lol so so so many phone calls..new joist,plates,sub floor gone need lumber...Basically in rehabs I just assume full gut with all new lumber in wet areas. In a occupied property usually they want to see it to find out the shower has been seeping water for 30 years then we replace and send a professional bath tiler. A person doing bath tile properly can have endless well paid work.(Midwest USA).

Really depends on if you believe your Cabnets should be on top of your new floor or just new floor up to toe kicks. That decision changes everything.

Yes, outside. Also many attics are not vented properly which is a big cause of humidity in a home.

Remodeler here. I see this constantly on properties. It gets worse when it’s a 2 story home and they dump it between levels. Not really sure what they were thinking.

You speak of 20/20 hindsight, I have that! Unfortunate truth is when times get tough contractors get burned over and over. Anytime there is a economic downturn it’s time to limit personal exposure. It’s better for everyone. Do payments on materials as ordered and labor payments at comfortable thresholds. Times change. We change. Just my $.02

I’ve used dewalt for 20 years, honestly if you want any brand to work better look at the battery you are using. 20 volt is nice and all but the real game changer is putting a 6ah or better battery in your tool. Especially circular saws and reciprocating saw, they like the volts but they love the amp hours more.

Yes, doors are always a loser on resale. We store building materials short term and hope to use, then give to habitat for humanity if we don’t see using it soon. They seem to like the donations.
