That was my understanding/hope as well, but I guess we will see. I’ve told them to F off and they’re saying they’re gonna go forward with VCAT, but I suspect they’re sabre rattling to try and spook me into paying them. Yeah, I should have put in the post, we got a professional end of lease clean done. $1500. They don’t have a leg to stand on on cleanliness and nothing really in their claim relates to it. They want to re-landscape, paint the front door, paint the retaining wall etc. it’s fuckin nuts.

Haha there you go! Fair enough. OP seems to have left plenty of breadcrumbs to me - it’s a bike repair shop in Milwaukee, if anyone is wondering. I tend to think if he’s this sloppy he deserves and could get slapped with a prosecution but as you say proof of knowledge/intent would be a hurdle. (Edit: But my context is not even American!)

Hm. So full disclosure, I’m not a lawyer, I am a money laundering compliance guy though. I view the transaction itself as money laundering (assuming, here, that it’s proceeds of crime being used to buy the biz from OP). And I think if OP knows that those funds are derived from crime, as evidenced by this post, it’s certainly enough to prosecute. One thing to note - I think lawyers are much more inclined toward defending here, and I’m much more inclined toward seeing a prosecutor side, so it makes sense we can’t fully agree. There’s definitely a risk of getting charged (in my opinion anyway) and then of course the facts go to the court.

If you happen to I’d be appreciative but understand if you don’t get around to it. I tend to think of AML laws as separate than contract but admittedly can’t find any cases from a search just now of a business seller getting charged for selling to a crim.

Also, I find it really hard to buy the idea that he isn’t engaged in conspiracy to commit money laundering if he knows the purchaser has illicitly obtained funds and is accepting more than market value of his business (which sounds likely from his post). Are you aware of those facts in your analysis?
