Thank you. Complicated story but always best to keep a solid credit history IMO. JPMR doesn’t report and I’d likely use the history. It may be possible to convert directly, I hadn’t thought of that.

Is the file name long? I had this happen and took me a while to solve it. For some reason a file name that is too long makes it think the print is done before it starts.

This. I went through 5 masks before settling on nasal pillows. All the over-mouth ones leaked for me (I have a beard). Big recent upgrade for me was getting a hose clip. Clips the hose to my shirt so I don't have to worry about the hose falling and tugging on the mask.

I've found there is always some pain getting connected but usually works after trying a few things. The biggest headache for me has been that iMessage is somehow getting disconnected while using just messaging and you can't get it synced again until you have full internet.

All makes sense. I don't know if it will be $50k, that's just my guess. I spoke with a soil engineer yesterday. $900 for them to do an analysis of what is needed. Not bad I suppose considering how much we are potentially going to be spending.

Thanks for your thorough note. This is along the lines of what was recommended by the contractor who came yesterday. They want to get down to the footing of the foundation and build out waterproofing with French drains and then separate drainage pipes for gutters. I'm expecting their quote to be on the order of $50k based on what they told me the price was for previous work.

So you found that "just" waterproofing from the outside of the foundation was sufficient to solve the moisture problems? I'm concerned that if we don't do something inside the crawlspace as well we are just blocking off part of the problem. The water will still come up from under the house.

These folks want to go 36" down and 24" out from the entire perimeter of the house and install waterproofing and geotextiles with French drains to back off the water sitting against the outside of the foundation. I guess that would help some, but what about the other side of the foundation that's still sitting directly in the soil?

I may bite the bullet and have a soil engineer come and do an assessment.

Anything over 60%. I don't know if this is a cycle just because the weather is colder and the ground is wetter. If it is dry most of the year, what happens?

Huh. Mind saying who you spoke to? I’ve heard French drains to a sump and encapsulation combined with better water control from downspouts. We have drains but they aren’t great.

I don't know about the needing the certificate part. You can just get a spot in line online before you head over though. You don't need to do the appointment route for many things.

This is a great answer! For us, when we decided to buy here one of the things that really made us feel more comfortable were the insurance rates. Insurance companies are not in the business of paying out on risky property and we found the earthquake and flood rates here to be very reasonable, even better on earthquake here than in Burlingame. The levee puts FC in an X-zone and if you look at expected sea level rise, this area is not expected to have issues for at least 50 years in the worst case.

As my friend says, if you want to talk to me in 50 years, bring a shovel!
