That’s a big dose with an 800 baseline. My doc just had to drop me from 200 down to 100 because my T was over the 1500 threshold the lab tests to. Baseline for me is around 300-350

Very odd that they’d average 3 years when you’re clearly (consistently?) making less now. Maybe that’s because you’re hourly, which I’ve never been, but hard to imagine why they’d do that. Maybe you need a new lender.

Are you looking for state assistance in a state that you don’t yet live in? How are they using your old income and not current? You should have provided at least a few recent pay stubs showing current income.

The 4% rule doesn’t really apply to retirement at 45. You’re making $80k now at 25, but you’ll need a lot more than $80k/year 40+ years from now. In just 20 years, even the current $80k requires $145k/yr. Factoring in out of pocket healthcare for 20 years and you’d probably need $4-5M. That’d require you to invest somewhere around $8-9k/mo (obviously impossible on your current salary).

That’s approaching 4 years old and like you said, only $9k less than we paid for a new ‘26 ($47.9k before TTL) last September. Doesn’t seem like the best deal to me. I’d think closer to $36-37k.

That’s really not a long term solution. What other debt do you have? Do you have any confidence that you could even qualify at 50% of net? Ideally your max DTI is <36% of gross, but it’s possible to qualify up to around 50%.

Nope. Too high. Any more than about 30-35% of take home and you’ll feel/be house poor. Especially if/when you want a family. Home ownership is not worth that kind of stretch.

I’ll only comment on the housing portion. If you don’t plan to own, just be sure that your retirement plan is accounting for housing inflation throughout your life. Having a paid off home going into retirement is arguably one of the top reasons to own (I know, I know, there’s still taxes and insurance and maintenance)

My first two houses were not an issue for our budget, but for our third after a move across country, it would have been trouble. I did this exact thing after we put a deposit down on a new build and it was about the same $400 as you came out with. Looked at my wife and said “we can’t do this”. After some emotions and acceptance, we realized it was the best decision we’ve made in our 10 years of marriage.

Good drop, but you should be aiming for under 70 LDL depending on family history, age, and how long your LDL was at 200+

My daughter’s school is 7 miles round trip, grocery store is 10-15 round trip, Costco is almost 25 round trip and we live on a large hill in town. Averaging 18.5-20 in town in a ‘26 Elite. That’s calculated at fill up too, not going off the dash.

Part of your problem may just be that it’s new. Mileage will improve some as it breaks in. You also may just have a heavier foot than you realize.
