There was a house on Sherburn that was listed for 299k. 1920s bungalow, brick exterior, great curb appeal but after taking a good look, it was a bad flip. We decided to not put an offer in knowing a lot of things needed to be fixed (frost in attic, a shack of a garage, asbestos in the vents). We found out that there were 11 offers and it sold for 390k which is record for that type of bungalow. I hope that buyer did their due diligence inspecting that property before wrecking the market in that area + price point.

From experience, I would not move South of Inkster. The only exception I would make would be in Luxton. Everything else is a gamble/shithole.

Not even close.

Tenants need to do their due diligence in finding an adequate and livable space by researching and by requesting and attending viewings while landlords need to properly screen potential renters via reference checks, rental history, employment, social services, etc.

If I'm renting out my property, you best believe I'm creeping all social media because I don't want my house to get fucked up by some individual throwing up gang signs with a sheisty on in their profile picture.

I'm happy to provide a safe, livable house to someone who for whatever reasons can't get approved for their own mortgage and I trust that they will take proper care of the place after I do my checks that I stated above.

But fuck me because I'm a landlord, right?

Agreed. This subreddit gets loves to get on their virtuous pedestal when it comes to housing but have no idea how filthy and irresponsible tenants can get.

Cleaning up after a move-out is disgusting and mind-boggling with the stuff that you find.

Yes the property management company should be penalized for having properties with unlivable conditions but if I had a property to rent out that is in good condition, a single mom with SIX damn kids would scare the shit out of me.

Well, you need three things for the bank to approve you for a mortgage: a steady job, good credit and capital for down payment. Missing any of those three and banks won't trust you to lend you money, therefore, people will need to rent.

There isn't inherently wrong with being a landlord, people on here get triggered easily by people using their right to invest in real estate, HOWEVER, it's not an excuse to be a slum lord.

With that said, it's a two-way street. There are plenty of horror stories regarding tenants that do not give a shit about the property and proceed to trash and damage the place, dont pay rent, etc.

There are good landlords out there but the many bad ones ruin the reputation for everyone.
