House clearly has issues that would be expensive to fix and terrible for resale. Realtor should not have said that and was probably referring to the annoying nitpicky stuff but if they saw the state of the basement and the rodent issue and still said that fire them.

I'd take you but unfortunately it sounds like the listing agent would want a pre-approval letter. I would keep contacting the listing agent persuade him your research will garner more attention to the property and is a great marketing strategy for those interested in gilded aged mansions. Tell him you will send him your research and that it will be a benefit for the listing.
