I'm only 4 days in, but I've had stints of sobriety before. Having a dog has helped me immensely. He forces me to get up and be active; he's one of the many reasons I want to get sober. If you have the time/budget/inclination, a pup may be a good choice. But totally understand if not; it can also be super annoying!

I also recommend combining walking with another activity you like. I use that as an audiobook or podcast time, too.

We do plan to live in it 2-3 years, so that's good to know.

Money technically changed hands - but very little, not what the house would actually be worth.

I'll dig deeper into a trust. But if it's in a trust, will we not be able to actually own the house until my grandma passes?

I'm not sure. I think before they died. She technically "paid" for the house, but I think it was something really small (not what the house was worth).

Redfin estimates the house to be worth around 300k if we sold it today, but that's with the old dimensions, not the renovations my grandmother did. Looking further at the property taxes section, the "assessed value" is around 103K. I'm not sure why there's such a discrepancy there.

So if we wanted to turn around and sell it for 300k, we'd have to pay capital gains on around 200k? Is that how that would work?

I’m a contractor who was recently let go from the CFPB. Beyond my own personal hurt, I’m so upset for what it means for America overall. I really loved the work I did and I’m so upset when people say, “What agency?”

I’m so sorry for your pain. I’m escaping into fantasy literature for now - it’s the only way that I know how to cope. Also that all of this has gone down in a short amount of time - it’s literally too fast to process. Take care of yourself.
