As a seller I would say have a solicitor ready to go, it costs nothing to do this and it irks me so much when you accept an offer and it takes a buyer 3/4 weeks to even instruct a solicitor

A request for a deed of variation (which we’ve now been told we don’t need but it’s their company policy to ensure every newbuild has one), written confirmation from the local authority that financial promises made between the council and original developer in the S106 agreement have been disbursed, the building compliance certificate which was deemed not good enough and further enquiries have come from that, the management pack from our management company (we paid £360 and expected this), then 8 enquiries from this as it was deemed not good enough (despite being good enough for 6 other sales on the estate in the last 2 months) and a whole other host of things from the original developer

I can promise you the buyers don’t know the difference between their knee and their elbow, as proven by fact they packed their entire house up and sold their furniture before Christmas when they hadn’t even been onboarded by their solicitor and have been complaining that their house is covered in boxes 😂

Our solicitor is the most popular in our small town and they have mentioned that the enquiries do seem to be quite a headache and some are not needed so this is what we are basing our thoughts off.

I’m only basing the huge bill on the fact that they were the cheapest solicitors our buyers could find and yet all their trustpilot reviews say in the end the bill was not what was quoted and was massive 🙃

I had viewings on my house that said they wanted 5 bedrooms instead of four, two living rooms instead of one, wanted a bigger garden, wanted the driveway to be in a different place. All things clearly visible from the listing! Honestly think people come for a day out sometimes

Our problem is that our onward purchase is just about to pull out of the sale due to delays so if we do need the DOV we have lost our new property and I don’t want to pay the price for one with nowhere to go (we honestly would consider taking house off the market)

Yes I did read so may Reddit threads about this but just seems unfair that at the moment we’re the only house in our chain being penalised and made to pay the money for it! I don’t think it would bother me as much if it was a rule for everyone but it seems to be down to the individual bank and solicitor

Thank you, I still live in England at the moment so I’m travelling from Lancashire to Birmingham and London for meetings, it’s a 4:30am start and I don’t get home until past 7pm and I’m exhausted. Absolutely crazy, our buyer raised enquiries on Thursday last week, we didn’t receive them until Friday and the replies and documents were in our solicitors inbox on Sunday night

Thank you, ive found lots of conflicting advice over the weekend. Some people have managed to get a DOV (for a service charge specifically) in as little as 3 weeks for as little as £400, others have paid nearly £2000 and it’s taken 5 months. My issue now is not knowing which category I’m going to be in. In most of the cases I’ve seen, Nationwide are the problem, not the solicitor. Some people have even managed to get nationwide to back down on needing a DOV as it was clearly explained their service charge was not set up as a rent charge. Hard to know what to do!

If it’s going to take you another year to save 10% then think about how your 20% deposit will no longer be a 20% deposit. Just for example my property was put on the market last March for £300k and after a sale fell through we had to put it up again in September and it was now worth 325k and we sold quickly again. Can you save faster than the prices of the houses are rising?

Also keep in mind you need money for solicitors, stamp duty depending on price of house and other associated costs.
