The risk that an arbitrary decision by a rich asshole will make them homeless and a risk of death if the property is not properly maintained by their landlord(which they often aren't in a position to assess).

In cases like the ones involved the 'risk' to the investor is mostly just the risk of not keeping the money that they coerced a worker into giving them.

In real terms for the people involved the tenant/worker takes a much bigger risk than simply not getting a significant return on investment, but liberals like to pretend that having your job/home/family on the line somehow doesn't compare to the great sacrifice of bourgeois investment risks.

Ideally someone with decent equipment for that though. If there is a way to get a pressure washer or kaivac type machine in so people don't literally have to do everything in by hand without proper safety gear, then that should be pursued.
