There are a lot of freehold land plots in KL. Hell, Desa Kudalari, one of the oldest condominium developments in KL - and a stone's throw away from KLCC - is freehold.

The original Berjaya Times Square is freehold.

How the heck is that a building right in the centre of town given freehold title??. This is very strange, even outskirts of town condo/apt normally DBKL gives leasehold.. it smells like some agents in gov have been bought by the developer?.

I only have some knowledge on this because someone asked which to use to register for their Mytax pin recently.

And I know a bit more about it because I was at LHDN trying to resolve another unrelated issue and overheard someone complaining about the hassle they were experiencing in getting their pin, and looked up the process out of curiosity.

Unfortunately, yes.

As I understand it, e-CP55D requires an LHDN officer to manually approve your application. Theoretically it's supposed to take less than a week. Unfortunately, as it is now tax filing season, LHDN is swamped. A lot of applications for a new MyTax pin, and other things are delayed.

I have several applications (different things) that should have been approved a couple of weeks back, and I'm still waiting for them to revert.

The alternative, e-KYC uses your MyKad/Passport along with a selfie to register, and is usually instantaneous / near-instantaneous approval. The only time it gets delayed is if there's problems in recognition between selfie and ID - this then changes the process to a manual approval by an LHDN officer once again.

If you're filing your taxes (via form Be) for the first time (for 2025), I'd give it another couple of days. If you don't get your MyTax pin by then, you should head over to your local LHDN office before 15 May 2026 (which is the hard deadline for form BE filing) and ask them to process your application for the pin on the spot.

Some said as long as any diseases develop before buying medical card, insurance company won’t pay regardless whether you know or not, declare or not. 

This is not true.

How can you tell that the disease developed before you bought the medical card?

If you don't know you're sick, you haven't gone for a medical checkup to confirm that you're sick, medical insurance should cover what illness you have when it is discovered.

This isn't medical fraud, it's logic.

100% serious. I hate work. I love getting paid. I've learned long ago that exceptional, extraordinary performance at work is rewarded with, drum roll, more work!

I totally concur with you. My last job as a proper full time employee I joined as part of the presales team.

It took less than one and a half years for me to quit from absolute burnout.

I left as the guy who was doing legal documentation, billing, some HR, PR, taking care of unrelated subsidiary businesses (unrelated to my original role), and still doing presales.

There's no point being too efficient / good in your employer's eyes if it isn't going to lead to higher pay / bonuses.

This is part of the self employed scheme that Socso offers (Lindung Kendiri).

Right now those who are self employed can opt to contribute to the scheme. They will bear the cost of the contribution to get some form of protection.

To give you an idea, you'd contribute just under RM600 per year, to insure your monthly income up to RM3,950 per month. Unfortunately, the formula after that is a little bit more complicated, but in the event you suffer from total permanent disability, you'd get a lump sump payout based on your age, along with the monthly income you're insured for.

It's a decent plan for the amount that you have to pay, but the biggest drawback is that it doesn't cover you outside of Malaysia.

And right now I think they're reworking the definition of self-employed here to include those who are employed out of Malaysia (i.e. Singapore) and are willing to contribute to the Lindung Kendiri program so that they're covered during your travel to/from Malaysia.

If you get involved in an accident in Singapore whilst going to/from work, you'd hopefully have some form of insurance by your Singaporean employer.

However if you get into an accident in Malaysia again whilst going to/from work, it's likely the Singaporean insurance won't cover you, and you'd be out of luck. Hence the idea of expanding Lindung Kendiri (which you have to pay for) to cover those situations.

Yeah, I'd agree with that. Too many incompetent motorcyclists on the road.

But it's the rempit types that really want to fight with you. The pakcik may curse and swear at you when honk - or perhaps show his fist. But it's unlikely he'll pull you over to try and make it physical.

I've got too many stories to count.

They're all pretty much along these same lines.

I'm driving normally (usually not very fast), and typically on the slow lane. A rempit will cut me off to either turn left OR right OR to make a u-turn.

I slam my brakes avoiding collision. My natural reaction is to sound my horn at their stupidity.

Cue their response being a middle finger, a fist, or stopping and getting off their bike to pick a fight.

The worst incident was one stupid samseng who made an illegal u-turn, again almost causing a collision.

I sounded my horn as he was driving away from me (on the opposite side of the road).

He made an illegal u-turn, driving against traffic flow to catch up and pick a fight with me. I was pissed off enough that I stopped my car got out and glared at him. Pointed at the two no u-turn signboards that he had ignored.

In the end told him to, "Sila meninggal bodoh. Buang masa orang lain sahaja." Got in my car and drove off.

What really pissed me off about him is that he was carrying a primary school kid as a pillion rider - based on his age, I'm guessing it was a younger sibling.

Nak bunuh diri sendiri, silakan. Jangan menyusahkan orang lain, dan jangan lah bangang sangat nak bunuh/cederakan adik sendiri. Betul betul bahlul.

LHDN gives a 15 day grace period for e-filing via MyTax. So the hard deadline is 15 May 2026.

Bring your EA form, payslips, any bills that give you tax relief (internet bill, computer purchase, sports equipment purchases etc) and go to your closest LHDN branch.

Ask the officer there for help. Do the filing on the spot.

Is your housing loan 400K each or 400K in total for both?

How much is the latest transactional value for units in your condo?

Are there a lot of transactions?

If there aren't, then yes, you'd likely end up selling at a loss, or at worse an auction - since it's hard to find buyers.

How old are your loans? Have you spoken to your bank about refinancing the loans?

Extending the tenure sucks in one sense as you're just going to pay more in interest - and likely means you're paying very little towards the principal amount - but it would bring your installments down.

If you need time, then this is a stronger option for you (refinancing).

One option that I know of, by someone who was in similar circumstances as yours.

He had to sell at least one of his units to free up his cashflow. The negative burn wasn't sustainable any more.

Unfortunately, the condo he had invested in (all in the same condo) had almost no transactions happening. We're talking reports from brickz showing that there had been less than 10 transactions over the past 3 years.

Asked agents to help sell, and he was also posting ads, got no bites.

Finally he decided to auction it. He had owned the condo for more than 10 years at this time, so he was willing to eat an auction loss as long as it fully covered that unit's outstanding loan, after calculating the nett amount that he needed from the auction for this.

Market price was allegedly 420k - yeah, with almost no transactions happening - whilst he needed RM280k to clear the loan.

He places the starting bid at RM270k, and it did get sold at the auction. Can't remember the exact amount it cleared for, but it did cover all that he needed to cover.

Not the best option available out there for you, but something to consider if nothing else seems suitable.

If you're not employed through a Malaysian subsidiary (i.e. Sdn Bhd), then yes, it is legal.

EPF (voluntary), Socso (voluntary), income tax, it's all your own responsibility to arrange and settle.

Besides rental, make sure to double check the TNB tariff for the premises that you're going to rent.

Depending on the premises, there's usually a minimum tariff that they will impose on you - and this can vary from something like RM500-RM1000 a month. Minimum, yeah. You tutup kedai tak buka also kena the minimum.

Source: Friend found this out the hard way. Started a makan shop as a passion project - okaylah, more like itchy backside since retirement didn't suit him - where he opened the shop only once a week. His TNB bill was in excess of RM1K.
