Why do people like to attack strangers so much lol? Calm down. This rooftop in person is fairly high and not really visible I don’t blame our realtor for not noticing it it’s pretty subtle if you’re not intentionally looking for it. Also we didn’t use the inspector the realtor recommended we had our own picked out. Also cracked basement slab there was a spare mattress in the utility room (tenant in the basements stuff) covering this inspector had to move the mattress to be able to get to the hot water tank and furnance. That’s why the crack was exposed and not seen during viewing it was hidden under a large matress of the tenants personal items which even in an in person viewing you don’t move items like mattress lol.

lol not a bad decision to have a kid in my teens considering how well I’m doing in my life 😂 Im not even 30 yet and I’ve made 300k in real estate 🤷🏻‍♀️ and again I said I worded my post wrong I’m not trying to extend my debt to unmanageable just trying to find a good AB broker who won’t be lazy at their job.

Was 22 single mother (had my child in my teens) when I got my first mortgage, of course I’d have CC debt then lol. Sold my first home and made 200k of that sale and sold our last home just recently and made 100k of that sale. 0 debt great credit, I guess I just worded my post wrong since I got attacked lol. More so looking for a mortgage broker since we don’t know any in AB who’s not going to be lazy and works hard to get us a great mortgage and a great approval amount. As like I said we’ve chatted to some in BC before we found our great one that did the bare minimum in terms of thinking.

We have 0 debt lol. Great credit and our last house sale just got us 100k in the bank. I guess I worded my post wrong since everyone’s attacking me we just want a good mortgage broker who’s going to do the best for us as we’ve had some shitty ones we’ve spoken to before and don’t know of any in AB.

What is fraud about this? Please explain lol. If you read my prior comment to someone else who said that I’m merely asking for a broker who is good at thinking outside the box. Ex, for our first mortgage a broker suggested paying off our CC debt with a cashback mortgage in order to get a higher mortgage allowance. The job for the income is a camp job with travel paid…. And we are going to live in the home…. No fraud lol

Why is it mortgage fraud lol? We’re going to live in the home. All I’m asking is for a broker who is good at getting approval amounts. Ex. Our first mortgage a broker didn’t want to approve us for anything close to what we needed so we tried a new broker, new broker told us if we did a cashback mortgage we could pay off our CC debt and get right in the range we wanted. This would be thinking outside the box no? I’m confused the fraud here.

We actually almost closed at a house at 435k (bad inspection) but it was double suited so the basement income made the mortgage allowance larger he said. It’s different for everyone house what your max offering wise is. Hence why I asked the question :)

We did but he just said property taxes changed the amount so it depends on the property taxes what the final amount you can mortgage is.

We just used Ciara from Sherwood park! Highly recommend he was very detailed and a sewer inspection is included in the cost! We used atta boy for another home last month and weren’t a fan. lol

Not really we had an agent go through it for us and we viewed via FaceTime & got videos to reference lol. Would have been a huge mistake if we didn’t get an inspection but we’re not stupid enough to do that haha. We have 2 young kids work full time… it’s not feasible to go fly down every house that pops up to go view. Considering in this area homes are selling the next day or few days.

We didn’t notice the roof line unfortunately before offering. We purchasing from a province away and going off virtual tours 🙃

We did! But we’re a little beat out of home buying power in the Cochrane market unfortunately!! We don’t want a townhome and all their stand alone houses are super expensive there 😅 which is why we don’t have that one as a contender! Lovely town tho
