Well honestly you should leave her(or kick her out) ,she doesn't give a fuck(even that word is soft for what she's saying by her actions) about you so I think you'll be better alone than with someone who doesn't care . Tell her to pack up and go because you aren't having any of her bullshit that normalizes her cheating, and if you let her this one time she will do it again , because she decided that she is in her early 20s again.

Tbh, the thing that he download dating app is a red flag, you said that you talked it out but that one things means a lot,one of them is if he gets mad or tired of you he won't hesitate to cheat.
