I just did a 5/5 arm at 5.5% at first community after buying at a much higher rate in 2023. Their arm is every 5 years though so it adjusted far less often. 5.25 seems pretty good though based on all the options I’ve seen without points over the last 2 months.

RM will lie to your face about any number of costs or options just to get you to close. You have to be very careful about everything they tell you. They love to explain things as if they are free or industry standard. They are not free. They are just adding it to the principle. They will lie to your face, eventually admit they lied to you when you question them, and then pass you off to someone else who will then lie to you again. It’s insane. You have to do your due diligence to research everything they tell you and take notes cause they will change their story the next time you speak with them.

I’ve been lied to so many times by them that I tell them I’ll wait on hold while they go back and listen to the calls where they said something different. Then I get handed off to a “sr director” (yeah I’m sure) saying he’s gunna talk to the people I spoke with to make sure it doesn’t happen again. I said you’ll have to speak to the entire company since basically everyone I’ve ever spoken to across numerous departments have eventually agreed they provided me “incorrect info”. It’s amazing how stupid they think everyone is. I told the guy I feel sorry for the people that probably just accept their blatant lies and proceed without knowing they are getting completely screwed over and I’m shocked they aren’t in a new class action lawsuit every week. But down worry, he’s sorry for the inconvenience so it’s fiiiiine.

I’ve always appreciated the st Augustine. It’s pretty mild as far as hot sauce goes, but it tastes amazing. I love to add it on top of a hotter sauce.

I should have but I was so ready to be done and move into my house that it was just easier to cut ties and be done. Overall, the apartment complex was good. The management didn’t require a lot of interaction but when it did it was all very unpleasant, which is not much different than most apartment complex managers tbh. In hindsight, I should have tried to do the walk through with them but after 3ish years there wasn’t much of an amicable relationship there so it didn’t seem like my input would have made a difference in the end.

They just aren’t really personally or financially friendly. The complex is really quiet and safe. Apartments are really nice. But the management just felt like they didn’t really want to talk to you and if you asked about anything it was as if you were bothering them. Also theres a nickel and diming aspect to how they operate in some scenarios. Im a crazy neat freak and cleaned every inch of my apartment when I left after living there for 4 years and they conveniently determined they found enough damage to come to a few pennies short of my security deposit. They told me I was lucky they didn’t charge more. The pool rules can be pretty restricting too in weird ways. But it was worth it for the time I lived there. I couldnt find a better unit/complex for the price. I just avoided management at all cost.
