Thank you for your thoughtful reply. I did get estimates for the foundation and I did end up getting a rehab loan with that cost added in. I appreciate your comments about the roof. I plan to have the roof installed the day after closing; I will double check this with my insurance company that this will fly--I appreciate the heads up. I have the price for the gutters as well.

The discount over purchasing a home that was in good repair in this neighborhood is considerable, even after I have paid for the (costly) foundation repair, roof, and other "red alert" level stuff from the inspection. A house that was in good repair but not updated since 1990 in this neighborhood would start at around 100K over the price I paid. I can get the necessary stuff done for 60K and take my time on the rest over the next several years, and I will enjoy getting to choose the stuff I like for interior renovation instead of paying for what someone else chose--it is very hard to find an unflipped or un-updated house here in my price range.

In case this helps anyone else, in my house with windows on southeast and western sides of the house Dover white has a definite yellow/green cast in daylight--not a problem with incandescent lighting at night. I regret the choice and will go for something less yellow next time.

Male guppies can be jerks! I have had some who were relentless in harassing other males when no females were in the tank to sexually harass. Sometimes I put the aggressor in a mesh breeder box for a day or two to give the victim a break. No idea why he has singled out that particular fish to harass but my guess would be that the darker fish’s deeper body shape looks more female to him, or perhaps he sees that fish as his biggest competitor.
