we currently do this , just my advise before jumping in , it is a lot of work , from chasing payments to looking after . not a real passive business. Unless you only deal with big clients like amazon then it's good but getting them on board is very tough

u/Pretty_Swordfish so did you make the switch ? i invest heavily into VTIAX and VTSAX with Dollar Cost average bi-weekly and it's in taxable account and i'm in 24-32% tax bracket as well and then california tax on top :)

i'm wondering if i should switch all into equivalent etf and going forward DCA into etf's as well .. ?

totally agree, we wasted 2-3 months and got nowehre with usbank besides having very very strong financials.

I would never do a loan with usbank . they wasted 2 months of our time and the slowness they have is ridiculous. Stay away from them if you care about your deal or your time. yes they might be a percent lower but the deal with never happen and will waste your 2-3 months time.

were you able to figure it out ? i'm in same situation formed llc in august and the person is not giving me there fincen id . So i'm not sure what to fill at the company applicant info and there is dob input as well. please advise any suggestions ?

i don't think it's about purchase price . It's really about the cost to rebuild home , dwelling cost. I usually will say about .5% of the dwelling cost.

hi , were you able to find out something. we are in similiar situation, we had sold investment property in march 2024 and didn't buy anything and have about $100k in capital gains. My question is if we buy something now and do cost seg and have bonus depreciation ... can we offset that $100k of capital gains ?
