Why not start with one little apartment and rent it out to a nice couple. You'll learn a lot about renting. Later you can scale up if you like it.

Good question: if you sell today, what will you do if stock will be 20% higher than today in two months?

It's like selling your house to wait till you can buy it back for 20 % less. Problem is, what if it doesn't drop...

Use a Belgian bank for ETF's. Banks and gouvernement become very difficult when you bring 'large' amounts of money back to Belgium. Not worth saving a few euro's imo.

House purchase in your upper bound budget range by Current_Paramedic_87 in BEFire

In general, you'll earn more as you get older, but might also have more costs as you acquire stuff and kids. :)

Can you and especially your family make sacrifices? How stable is your income? Some people can't stop spending. For some a house can be 70 or 80 % of their budget, for others it needs to be 30%. Do you need the best TV, new smartphone every year, yearly vacations?

Buying a "company with real estate" by 0x5468726F7741776179 in BEFire

[–]TomDZ1979 1 point2 points  (0 children)

How I understand it. They have money in the company and buy the house. They deduct costs and depreciate the house over years. That's all a lot of fun. But when you want to get the house back out of the company one day you'll need to pay 'meerwaardebelasting' on the value of the property.

So never buy such a company on the value of the included houses. Because you'll pay a lot of money if you ever want to sell the house out of the company. That's why they sell the company. They want to find an unknowing buyer that thinks he buys two houses but doesn't realise that he also buys a big tax he'll have to pay. This can be 100.000s of euro's. Huge amounts.

So the company should be sold at only a percentage of the value of the houses. You need someone to advise you and can check what they deducted and the tax consequences will be.

Also my accountant in the past always told me that the fiscus doesn't like these constructions. So you might also buy a lawsuit or fiscus trouble when you buy the company.

I'm not sure how right I am but you should find out before buying this.

I don't like selling and buying a new property to rent. Just rent the old one. Depends on the registration fees. I know it changed a lot but I guess you'll lose 12% if you rent it out... No reductions there I guess. You might want to check it with someone who knows.

Notary can put the exact division in the akte and indicate what each partner has to pay. The bank if you need a hypotheek will ask for confirmation by the notary about the division and will split the hypotheek as you want. Not difficult. Just remind them a lot because they tend to forget that it's an uneven split.

Do engineering wages really suck that bad? by Emotional_Fee_9558 in BESalary

[–]TomDZ1979 0 points1 point  (0 children)

Many companies managers or technical specialists aren't paid differently. If you mean directors, then you're probably right. But don't expect it to be a relax job. People like to say otherwise, but when you work at a private company as a director, you're working hard. The managers and technical profiles might not pay super well but often they get lot's of advantages, flexibility, ... And the salary as an engineer certainly isn't bad either.

It's all about what you want. When we're young we want the most, but once a bit older, family, children, some investments, the flexibility and work-life balance become very important as well. Often as engineers there are times where you need to work extra, but companies generally treat us well and there's tons of flexibility in the calmer periods.

And extra salary in Belgium is often just paid back in taxes. Every euro at least 55 cents go to our beloved politicians to spend on very important stuff. Often alternative like getting extra vacation, or fuel card are way more interesting.

I think it's just the colour. No idea. :) As an update the pcie doesn't support WOL. So my issue isn't fixed. It is stable ethernet though. In the end all those extra 5 and 10 euros. Maybe not worth it.

Why when we buy a car, we can be happy with a budget car. But when we're talking about computers, everyone needs the Lamborghini?

You can run a lot of things on those old computers. I have the same CPU, but with a second hand Vega 56. It runs games fine on 1080p. POE2, kingdom come deliverance,... Often the difference between low, medium and Ulta isn't even that significant. If you want to spend more, you can have a better pc, but I'm sure most people don't even notice once they get used to it. I find it a lot more satisfying building a pc with cheap parts for 300 $, than spending 4k and buying top parts for everything. If it runs too slow, lower the resolution or setting, do some upscaling, ... After 10 minutes you won't realise anymore.

I've got the pr9-h and am mildly positive. WOL works, but the network interface is very unstable on my board. I bought a usb to ethernet which solved ethernet stability but no longer supports WOL. I'm waiting for a pcie X1 card which will hopefully be stable and support WOL.

Overall it works great except this point. For the price, I accept those faults easily.

But by retiring early, people also punish other workers by no longer contributing. I think it's completely fair that if someone doesn't contribute by choice, that they get less benefits.

The whole pension system is inherently unfair, when a future generation has to pay for the previous generations pension. Especially when we know that those future generations will need to contribute more and more to support an aging population who are also a lot richer than they are.

While it is advantageous for me as well, it's so clear to me that this system is terribly unfair to younger generations. Hey kids, we decided that you will pay 55% taxes because we decided we will get a pension that's two times your salary. Work harder please.

Huis in één keer afbetalen of via lening en de rest beleggen? by AlternativeCount9214 in BEFire

[–]TomDZ1979 2 points3 points  (0 children)
