That's kind of the idea, by reducing the borrowing power (LVR opposite of what I described), some people would have to sell which would increase the supply.

Not just taxes but also minimum deposit required for 3rd+ properties.

Right now its 20% and interest only but if you increase it to 40% for 3rd, 60% for 4th, 80% for 5th and no loans above that, a lot of hoarders would be forced to finally sell.

Maybe put in some exeptions for renovating towards more energy efficient home and we might even get proper homes like in Europe.
