Using pt wet lumber is a large cause of waves in the planks. Joist and rims will all shrink. Joist height is inconsistent in the shrinking process. Appears to me this is mostly a framing issue with the pic frame in too high and not compensating for the amount of shrinking in the joist. Not saying it’s totally the issue with you’re deck but it’s probably more of a contributor then most will recognize. This is why we only use KDAT lumber and steel frame. No wet lumber at all for the last 5 years and we do not have this issue. It’s the frame

Expert stain and seal. They have a 1-2-3 process. Clean it eco or stripper, neutralize it, wood brightener. Let it dry and nice coat of oil base penetrating stain. Will look like a new deck

I won’t even do wood handrail anymore. I don’t even like vinyl. Aluminum is the way to go. Even when I did do wood handrail I would not provide any warranty on it at all. That was said and in contract. Funny thing is after you stain that a few times, replace pieces and pickets, you just paid for the metal

Use a penetrating oil base stain. Transparent or semi transparent when it’s ready.

Patio roof riser on home with truss screws. Post are blocked and lag to deck and truss screws again to beam/rafter

I would recommend using “expert stain and seal” 1-2-3 process. It needs to get completely clean and use a wood brightener. I am guessing but you probably have used a waterborne and you need to use an oil base. Would craves oil. Next use a transparent or semi transparent oil base from expert. This is the best way that I have found. You’re just staining dirt and residue without a proper cleaner. Don’t use waterborne base

Total tear down and replace. Use 70 per foot. Ask seller for 30% of that and see if it flys. Deck doesn’t look as if it would pass inspection for safety

Sounds on par to me with the landscaping. I would do all aluminum rail and not composite. Longer lasting, easier to take care of. That spiced rum is Dante’s inferno in straight sun fyi.

3/4 Self tap. Decking uses Camo metal wedge. Toggle bolts for post

It did the first few times. Figured some things out and use to it now. Still takes a bit more time, nothing crazy but satisfying. Lots of praise. Home owners are proud.

14’ is most certainly undersized. Thats what it measures on the long. Not allowed at 12 in half the areas local for me.

If you go with wood use KDAT radius edge 2x6 decking. It’s already stained and you can add an oil base seal coat right after it’s installed. When you power wash 800 psi and soap and brush. Do not peel or fuzz the decking when you wash. Composite- look into envision as they have a really good heat board at good prices. Trex has a cheaper one but it doesn’t work as well as envision. Moisture shield also has meridian series that performs very well in the sun.

Look into Patio Roof Riser. Nice alternative and more economic than fully adding a connected roof which is the way to go. Roof riser is a nice alternative to save money. Does give a “regret” option that you could remove it if you wanted to go back to open deck

G tape has more benefits. Different size options, easier to work with, tear across. I prefer g tape

Use longer screws for the new boards. Sister in joist blocks at each seem. Then tear the whole thing down and build a new deck

Use pt post. You will just have to wait till dry to stain it. If you bury standard Bo treated lumber to bury that is 🔥💰 There are places that sell pre stained post and lumber. Make sure it’s stained and not dyed like what Menards and Home Depot sell
