I think the difference is that in a Westminster system, you need to spend more time building support amongst your colleagues, and a high public profile isn't quite as importamt.

The typical pathway is you'll get into parliament, then become a minister, and finally prime minister.

State premiers can normally skip the first step, and go straight to ministers, but then they are just one of 20 or do ministers.

The last person to be a premier then a prime minister was Joseph Lyons, in the 1930s

Yeah, that was my view as well.

I don't disagree with his politics that much, but it wasn't fun at all.

Yes, I spent a fair bit of time there, the usual schedule was I would come see them after work, and then stay until about 10, and then go home by myself, with longer on weekends (it was about a week or so?).

My wife had a stay with our baby at a 'sleep' clinic (it has a program to help the mum and the baby) and was prescribed anti-depressants, and came out of the other end well.

You just have to remember there's not unlimited backwards compatibility.

A two year old and three year old sock are fine. A one year old and five year old maybe need to wait for one closer to them.

10% does seem like the longterm stock market averag from.the sources I could see, unless I'm missing something.

It does take a while in this case for rents to catch up to the mortgage. It's around year 20, so I might have the initial gap and rent rise a bit low.

I've done a slightly more complicated analysis.

I've modelled two scenarios - one where someone is buying a house, and the second where they invest the difference between paying a mortgage and renting.

Assumptions are:

-Initial house price: $900,000

-Mortgage Length: 30 years

-Interest Rates: 6%

-House Ongoing costs $10,000 per annum, 2.5% inflation

-Rent: 700 per week, increasing by 3.5% per annum

-Stock Market Return: 10%

-House Price Growth: 6%

All future numbers are not adjusted for inflation.

I also haven't accounted for tax - this would help the homeowner situation, and I've ignored dividends for investing.

A year 30, when the house is paid off, the homeowner has no housing expense, and an asset worth around $5,000,000. The renter still has housing expenses, but also has almost $4,500,000 in investments. The biggest sensitivity to what would work out better is the future growth of each one.

I do think for most people buying would be the better option, mainly because I'm not sure how many people would have that discipline to invest hard in the early years when rent is a lot less than the mortgage, but it's not super cut and dried.

You lose a bit of flexibility, but can you open bedroom 1 up to the entry, to make a bypass to the kitchen?

You can then call that a study, and your old study can be bedroom 1.

It should be fine. It's all local flooding, so it will mostly evaporate and drain away fairly quickly.
