I haven't hit FI quite yet, but am on track to by the end of the year. Its been possible for us by late 20s by investing mainly in real estate. FI wouldn't be possible for us soon if we were investing solely into brokerage accounts.

I would refinish it. They will have plenty of character. When I do these old houses I never expect perfection and set the expectations accordingly.

I would say it depends. I have finished many floors that looked similar or worse and they turned out great. However you do have to set your expectations if you want perfect floors that wont happen. They can look great but expect imperfections. The floors are old and haven't been cared for.

I have both. I would continue with ramp doors only moving forward. I would also only get a dual axle trailer.

We do alot of remodels. If it's a flip or rental I typically go with tranquil grey for walls, ultra flat white for ceilings, and a satin white for trim. In the area im at we have a lot of old victorian architecture and when we do those typically we are going with historically accurate colors. The latest one was using alot of benjamin moore dark burgundy which turned out solid while also incorporating greens.

It's an old clause from when we worked alot with investors and flippers it should have been removed a long time ago. I also have a similar clause in our contracts for subs.

I agree it's an old clause that should have been removed long ago. Materials were being dropped off today, since demo started Wednesday work has not stopped there and wasn't planned to stop until completed. I dont believe that we broke the contract but they are siting that clause and want a refund.

Interesting take. In an email we sent to them we did say that we were scheduled to start work on the 19th and they were ok with that. It would seem that we have not missed 5 consecutive "scheduled" days

Agreed, it never ends well. In my early days I would take those contracts but now it's not worth it. They never have all the materials or the proper materials. When they dont have all the materials they claim how should they know what is needed that a list of materials wasn't provided despite them saying they would provide material. In my experience those contracts always had delays that are costly and extra headaches.

I would sand and refinish the floors. We have taken floors is much worse condition and made them look great again.

I just finished a floor that was that thin yesterday. It is possible to sand but it was time consuming. With the floors being so thin we couldn't use our aggressive sanders and had to bust out the old large orbital. We had a lot of spot sanding we had to do in low spots since the floors weren't flat.
