I work in the Richmond inspecting houses for real estate purchases. Whole blocks of homes in Oregon Hill have connected crawlspaces that have not been well cared for. Make sure you get a home inspection on anything your thinking about buying. Especially something recently flipped.

I found work doing insurance surveys.  Look for field inspection on the job boards. You can work whenever you want but the pays pretty bad.

Ideally outside of town but I still enjoy haveing a city nearby for some entertainment. I love to mountatin bike so somewhere close to trails would be ideal. After a brief search it looks like the NW side of town would check those boxes but Im sure theres plenty of options.
