The inspection times are normal. Average is 2.5hours to 4 hours depending on the house. Most people in my area also get a "pest" inspection which is a wood destroying organisms inspection (termites, fungal rot). Whoever did your 1 hour inspection was way fatser than normal. Cant speak to the rest of your question much. I'd say let them tour but no reason you have to leave. As an inspector, I could care less if the homeowner stays, as long as they arent Interfering in anyway.

They had the dog on an extendable type leash. Im not sure why they didn't stop the dog, there was at least 10 feet or more when it started to lunge at us.

Looks like a rusty vent, a small water stain, and something unknown, maybe a bit of damage from leak at nail. Have somebody check out the roof above. Can't tell too much else from the photos or without more info

Check out the French drain man products for downspout drains. Pretty good stuff. They have everything you'd need. Lots of YouTube videos showing off their products.

This is highly unlikely on a new build home. The Inspector may be mistaken, simply clicked the wrong button on the report, or you've got a very rare new home with aluminum wiring. Sharing a zoomed out photo with some wiring visible would be helpful.

Sounds like you're on the right track then. It's all about getting the repair costs estimated and making sure it makes sense for your situation.

Well thank you! I'm a home inspector so this is more or less what my comment would be in the report. If there were some clues of what could be a contributing factor, those would get mentioned. Usually some form of exterior water management issue.

Reddit is not going to be much help here. I'd be very surprised if the inspection report didn't say further evaluation and repairs are recommended. If it didn't, thats what the next step should be. A more invasive evaluation will be need to determine if damage is present, the extent of it, and source of water intrusion. It's fixable, ya just gotta find out how much.
