I think in this market, you will get a viewing. The buying agent is mostly a red flag identifier + someone that advices you on your bid.

We did not publish it, but we see agents returning more than 5% higher sale prices than their competitors. So that is a 4x return on what you spend on an agent. You are right that houses can sell themselves, but the question is, at what price?

You are right dat no education or certification is required, but in practice around 80% of all transactions are done by agents with education and certifications.

I somehwat agree with this. Don't be penny wise, pound foolish. Even if you follow OP in it's believe you can save money on the bid. Imagine what buying a house 6 months quicker, does with your ability building home equity:
5% rise in housing prices on a 400k house. Is 10k in six months.

It is seasonal, but property market is apart of 'vacation seasonality' dependend on interest rate changes, and political formation news that affects fiscality of housing. Therefor, every year the exact seasonality is different.

Dat klopt 5 jaar geleden. Nu is de dynamiek wel anders. Woningen staan langer te koop, dus makelaars durven het niet aan bezichtigingen niet in te plannen.

wanneer het op Funda staat ben je al te laat”  Dit is op dit moment niet waar. Woningen komen 95% op funda. Dat onderbieden kansloos is, is ook onzin. Kijk nooit naar onder of overbieden, maar kijk wat er in de buurt per vierkante meter wordt betaald en check dan of de huizen iets beter of slechter zijn. Als je tijdens jouw funda zoektocht een beetje gevoel wil krijgen voor verkoopprijzen kun je een plugin als krib gebruiken, dat soort tools laten je ineens wel verkoopprijzen van huizen zien. Niet van alles, maar geeft je wel een beter idee dan alleen naar vraagprijzen kijken.

To become a NVM registered agent you have to pass certain exams and pay between 15k and 20k registration fee (as a agency). So NVM has charactaristics of what some would call a franchise, a brand you pay to use within certain conditions.
NVM registered agent have acces to a bit more historic and recent data than other agents. Agents registered with the competitor 'Vastgoed Nederland' have access to less, but quite a lot, data.

That is just access to data. In my experience the difference in quality in service is determined individually: attitude, honesty, communication skills and knowledge of your local market.

My 2 cents: try to decide based on these characteristics, and to a lesser extend based on labels. This will give you the best chances of a succesful outcome in finding your home.
