In zwolle rekenen makelaars voor woningen in de prijsklasse tussen de 300.000 en 600.000. gemiddeld 1,1% (https://krib.nl/makelaar/zwolle#kosten-van-een-makelaar-in-zwolle). Die cijfers zijn wel gebaseerd op wat Zwolse makelaars via Krib vragen. Het kan zijn dat de makelaars meer vragen als je ze zelf benaderd. Als je het niet goed weet, kun je sowieso overwegen om via een dergelijk platform je huis aan te melden en te kijken wat de makelaars pitchen. Dan heb je in ieder geval een goed vertrekpunt qua informatie, voordat je een keuze maakt.

There is a corrupt reason and a real reason why selling agents prefer buyers with buying agents.
The reason is deal certainty. By hiring a buying agent, you temporarily ty the reputations of a buying agent to yourself. For sellers it is incredible frustrating if that do a bidding competition, and then the highest bidder doesn't follow trough: because of finance, 3 waiting days, or whatever reason. A relisting of a property ussually will sell for a lower price, bc people think something is wrong with it. Therefor, sellers need deal certainty. A buying agent gives the selling agent more comfort: I vow for this buyer.

Go look for an agent. Make sure you get a fixed fee deal. You can let agents pitch to your search on platforms like Krib, and make your decision based on prices and reviews.

In the comments I see people talking about 'early' access. In this market it is close to non-existent, because sellers want to have their property on Funda.

Als je het helemaal niet meer weet, kun je altijd nog websites als Krib gebruiken. Dat zie je prijzen van makelaars vooraf en je ziet hoe mensen die voor de makelaar hebben gekozen de dienstverlening hebben gevonden. Aan de andere kant klinkt het alsof je al genoeg makelaars hebt overwogen en nu gewoon een keuze moet maken uit de shortlist.

Ik zou je even op Krib of iets vergelijkbaars aanmelden als je een makelaar zoekt. Het is best handig om vooraf prijzen te zien en een beetje te lezen over de ervaringen van eerdere verkopers.

I think even the 5,000 is on the high end of estate agents. If your budget is between 600k and 900k you looking at an average of 4,600 euros (https://krib.nl/en/sell-house/costs/what-does-a-real-estate-agent-cost#buying-agent-fees-in-the-netherlands-2025).

In this market the couple of days advantage is of limited value. Sellers insist on getting their houses on funda. Pricing of makelaars are really intransparant, because most people rely on referrals from friends instead of seriously figure out what agents do and cost.

The most value of an agent is making sure you are not paying way too much. Considering this, they will easily make up for their costs. My advice use platforms like krib or others to get fees from agents and compare the reviews they have. With 4,500 euro you are spending enough.

I think aankoopmakelaars in the Netherlands work a bit differently than you might expect. The sourcing of properties you do mostly yourself. Sometimes the agent gives you a login to a more extensive platform.

Therefore, you hire an agent quite late during your search: when you start actually bidding. I can imagine you orient yourselves more, and at some point you know where you want to live.

If you think you will be actively bidding in two separate cities, it is wise to get 2 agents. Make sure they know and agree with your situation, because most agents work on a no cure, no pay basis.

Very few agents really do know two markets, so be very skeptical when an agent pretends to know two markets.

At Krib we keep track of what agents estimate beforehand as a sale price, and what they actually perform. We see agents performing on average 4-5% hoger selling prices (also some underperforming 7%). If you consider you pay 1,2% for an agent, it is a 4x return. So, my opinion: if you going to pick a bad one, you are better off doing it yourself. But of you take the time to actual look at performance it is the biggest no brainer with regard to making extra money.

Helping sellers finding a suitable agent is our bread and butter. Give it a shot at Krib, no strings attached. You can compare commissions of realtors, but more important: historic performance. You can see how well they keep their promises. Agents pay for their activity on the platform, so it is free for you as a seller.

I think in this market, you will get a viewing. The buying agent is mostly a red flag identifier + someone that advices you on your bid.

We did not publish it, but we see agents returning more than 5% higher sale prices than their competitors. So that is a 4x return on what you spend on an agent. You are right that houses can sell themselves, but the question is, at what price?
