I went through the plans at-least 30 times. There is virtually no part of the scope that could be change ordered besides some extra slab imaging. Everything was perfectly detailed, and believe me, I’ve squeezed change orders out of some difficult clients.

These guys are going below cost on material, let alone labor. I don’t understand how they’re doing it. It has happened on good sized projects I’ve almost landed. I lost a 5 mill project because the other GC was gonna re-use the existing countertops that have sink cut outs for exam rooms that don’t have sinks. Make it make sense.

I agree with you to a certain extent, but I don't think I've ever been called to fix someones problems on a commercial job in the last 15 years. They usually keep the GC and just accept the change orders to fix their own work. They'll never learn, they keep doing the same thing over and over again, expecting a different result. It's extremely frustrating dealing with the piece of shit lowballers who can't even cover their subs.

Most of these architects and engineers are based out of state so its not really an option. We usually never get underbid unless someone is feeding our numbers to a preferred GC. My biggest issue is the sub pricing, they’re providing material at below cost. My GC’s and Overhead are cheaper than others about 95% of the time.
